So magical to see the trees greening up and the pohutukawa buds forming in anticipation of another fabulous summer display. It is a double edged sword though for me as the season change also reminds me that the Christmas Card and presents fluster is in its last throes and there seems to be so much more to do before D Day!!

Speaking of Christmas………

The Whangarei District Council (Mayor Sheryl Mai and Councillors) extend a warm invitation to all senior citizens of Whangarei District to the annual Senior Citizens Christmas Concert on 12th December, Exhibition Hall, Forum North, commencing at 10am. Free admission and priority seating is offered to retirement village residents in Whangarei. Please phone Elsa Hunt on 470 3029 no later than 24 November 2017 if you wish to attend.

As requested at the APM, attached is the first page of our Website which explains and answers frequently asked questions. Please take the time to scrutinise.

Countdown Supermarket home deliveries may be an option that could be taken up by residents who do not wish to travel to town for their groceries. Graeme Brider currently uses this option and he is happy to explain the concept to any residents who may be interested.

By majority demand, newsletter postal box deliveries will resume (as you will have noticed already.)

Unit 29 may be vacant for some time as some serious repairs and maintenance along with renovations will need to be undertaken before it can be offered for sale.

Lions Light up Tutukaka Coast – any residents who may be interested in taking part – please see leaflet in Hall.

SOCIAL CALENDAR –

It would be fair to say that the Melbourne Cup Day was a very successful event in our Village Hall. Of course this day can only be successful if there is ‘buy in’ from the residents and this was evident in Spades!! Hilarity, comradeship, collusion, downright cheating, helpfulness, and those who came to clean up the next day –MARVELLOUS. (Full list of winners in the Hall on the noticeboard.)

As always, HAPPY HOUR - First Friday of each Month. A fun time to enjoy each other’s company. If you have not been for a while –perhaps it’s time to return………

Christmas Party has been set for 14 December – more details closer to the time.

Our last Trust meeting for the year will be held on December 13.

FREQUENTLY ASKED QUESTIONS…..

(in response to resident’s questions from the Annual Public Meeting)

Occupation Right Agreement (ORA):The agreement is between you and the Ngunguru Retirement Village Trust (Village Management). This allows you and your spouse/partner to live in the Village under the terms and conditions of the agreement, and includes a code of residents’ rights. (Your lawyer should have gone through this document page by page with you at the time of purchase).

Code of Residents Rights: This is included in the Occupation Right Agreement Document.

Will I own my home? The form of ownership in this Village, as is the case in the majority of Retirement Villages, is a ‘Licence to Occupy’, under the Occupation Right Agreement. This gives you and your partner/spouse the right to live in the Village (under the terms and conditions of the Occupation Right Agreement) for your lifetime, it does not give you title ownership.

How much will it cost me to enter the Village? Currently, it is $24200. From 1 January 2018, the cost will be $25000 or 10% of sale price – whichever is the greater. (You don’t pay this, the purchaser does).

How much will it cost me to leave the Village? Your Occupation Right Agreement explains any charges which may be applicable when you leave; the Ngunguru Retirement Villages does not apply any ‘fixed deductions’.

What happens to any Capital Gain on the Property? The resident is entitled to any capital gain earned on the sale of the home under the terms of the Occupation Right Agreement.

How can I be sure my Investment/Village Lifestyle is Secure? Covenant Trustee Services have been appointed as Statutory Supervisor for the Ngunguru Village. Their role is varied – in particular, they monitor the Villages financial position, ensure the management meets its obligations to Residents and they also act as a stakeholder for all money passing between incoming and outgoing Residents to ensure everyone receives their entitlements.

As well as the Statutory Supervisor monitoring management, there are positions available for three Village Residents to become trustees and part of the Village Management.

Can I have friends and family to stay? Everyone wants a beach holiday! Of course you may have friends or family stay in your home with you for short periods. The Trust needs to be advised of intending visitors and written permission from management must be received. Any visitors must be made aware of the rules that apply in the Village and adhere to them.

Can I rent out my home? No, all homes must be occupied by the Occupation Right holder.
