MUST READ pointers when filling out your listing paperwork

Sorry folks. This email was a bunch of images I created using Jing that pointed to various things on our Seller’s Disclosure that sellers often overlook when completing this document. However, the images didn’t save in my template, so I won’t be able to share this one with you.

How We Show Your Home

We use a 3rd party vendor called CENTRALIZED SHOWINGS to set up the showings for your home. This is much easier and faster than having the individual Realtors call us to set up the showings.

When Centralized Showings calls you to set up the appointment, they will also send Ron an email with the showing time and agent’s contact information. That way we know who the agent is that will be showing the home and when they are going to be there.

You may get more than one agent wanting to show the house at the same time. Please allow this to happen. When buyers see that others are interested, they get more motivated to submit an offer if they like the home.

We also have the system set up to email you the feedback after the showings. You and Ron will both receive the same email at the same time. The feedback isn’t always pretty and quite honestly, it’s usually only negative comments but we think it’s important to hear what they’re saying. Keep in mind that we’re at the mercy of the other agents that are showing the home and we don’t know what other homes they are showing their clients.

Most of the time you’ll receive the feedback 24 to 48 hours after the showing. We try very hard to get you feedback on every showing, but there will be some agents that will not respond to our requests for feedback.

Getting Ready for Your Staging Appointment

Before you meet with our stager Sue Shores, here is a letter from her that you will want to read to prepare for her visit to your home.

Moving Out of Your House

After selling hundreds of homes, it's been our experience that there are a few mistakes that many people make when it comes to moving. Listed below are a few things that we strongly suggest you consider:

1. You can never start packing too early. Many people wait too long to pack and it becomes a huge ordeal.

2. Make arrangements for your moving company right away. They can get backed up and you don't want to miss your moving date.

3. We highly recommend you use N.L. Wilson to move you. In the extremely rare case where there is a delay in your ability to move into your next home right away, N.L. Wilson can store your items temporarily in their warehouse until you are ready for them at the new place. Call them at913-236-7052and tell them Ron Henderson at Keller Williams suggested you get in touch with them.

4. Consider having the movers pack and move you the day before closing.

5. Pay for the movers to pack everything. When you pack your own items, the movers will not insure those boxes.

6. Make sure you have more boxes than you think you need. Price them ahead of time; they can get expensive and you have more stuff than you think you do!

7. Make sure you have plenty of time to come back to the house and do a final cleaning. This may include having the carpets professionally steam cleaned.

8. It is critical that you are out of the house and the house is clean by the possession date and time. Many things can go wrong or take more time and this is why we encourage you to get completely moved out the day before the possession date.

Inspection Results

The first document attached is theRESOLUTION OF UNACCEPTABLE CONDITIONS ADDENDUM. The buyers have indicated on paragraph 1 a list of items that they would ask you to repair before closing. You can choose to repair all items, just a few of them, or none of them, but please keep in mind we want to keep these buyers on board with the purchase.

The full report is the second document attached. There are a lot of little items mentioned in the fullreportbut the buyers are only concerned about the items mentioned in the Resolution of Unacceptable Conditions. Everything else is fine.

I think most of their requests are more or less reasonable. Please read this report and resolution and thencall or email me with your thoughts as to how you would like to respond to the requests for repairs.

Home Warranty for your Listing

Attached is the home warranty invoice. This is due only at closing. Do not pay it now. If you have issues with the house that are covered under your warranty, you can call the warranty company and they will take care of it for the $100 deductible due at the time of service.

If the house doesn't sell, you never pay the $449 on the invoice. When the house DOES sell, the title company will pay the invoice for you out of your proceeds.

Also attached is the warranty brochure which outlines what is covered. If you are not sure if something is covered, you can call the warranty company and ask.

Appraiser Appointment

The appraiser will be at your home on Monday the 18th sometime between 1:30 and 2:30 PM. Just to let you know, Ron will not be available to meet the appraiser at the house, but Ron gave the lockbox combo to the appraiser in case no one will be home during that time.

It usually takes at least a week for the appraiser to send his report to the lender and for the underwriting department to review it. I will email the lender on Monday the 25th to make sure they received the appraisal and that we met the sales price on the contract. By law, they are not able to tell me the exact amount of the appraisal since it is the buyer who pays for it.

Attached is the full report in MLS as it appears to the Realtors. Please look it over and let me know if there is anything that needs to be updated or changed.

Just FYI, it generally takes a few hours for Realtor.com to pick up the MLS feed and a few more hours after that for the photos to load to Realtor.com.
