We would like you to be aware of the following information for all new applicants along with a brief explanation of the process that we utilize in determining the eligibility of each applicant including minimum requirements. This information is provided to help give you a better understanding of these qualifying procedures:

Application Requirements:

  • AGE POLICY: Monte Vista MHC has been established as a manufactured home community for Residents 55 years and older. All Resident must be 55 years of age or older pursuant to 42 U.S.C. Section 3607.
  • APPLICATIONS: A complete and signed application is required for each adult.
  • CREDIT REPORT: A credit report will be obtained for all applicants. Credit review acceptance includes extensiveness of debt, debt ratio to income, age of accounts, and positive payment history. Negative credit information will be a consideration for denial of application. Any outstanding judgments or liens over $100.00 will be consideration for denial of application. Any bankruptcy will be a consideration for denial.
  • CRIMINAL CHECK: A criminal check will be completed on all applicants. Any felony conviction may be a consideration for denial of application.
  • RENTAL HISTORY: Positive rental or mortgage payment history for one-year minimum is required. Delinquent rental payments and/or failure to fulfill terms of prior lease are grounds for application denial.
  • EMPLOYMENT HISTORY: Verification of current and/or previous employment. Minimum one year.
  • INCOME REQUIREMENTS: Income must be 4 times housing costs (Lot rent plus mortgage payment) or may not exceed 25% of total income.
  • INCOME VERIFICATION: 3 months bank pay stubs or bank statements (if income is direct deposited) or previous year’s tax return.
  • AGE VERIFICATION: A copy of applicant’s driver’s license.
  • APPLICATION FEE:$35 application fee per application is due at the time of application. “Out of State” applicants subject to additional application fees due to “out of state” costs for criminal histories that are additional and vary from state to state. If for any reason a rush must be put on the application process, an additional $5.00 fee will apply.
  • All information must be filled out completely
  • Monte Vista Manufactured Home Community may unconditionally refuse residency.

If approved:

  • First and last month’s rent and a $200.00 security deposit due at the time of the lease signing.
  • Homeowners insurance is required.

If a home is moving into the community:

  • Permits to move a home into the Community must be obtained through the City of Taylorsville.
  • Copies of these permits must be turned into Monte Vista office before a home moves in.
  • No homes will be moved in on a weekend without prior management approval.
  • Home mover must submit a refundable security deposit of $500.00 in the form of a cashier’s check to the office prior to the scheduled home move-in date.
