PREVENTATIVE MAINTENANCE

It is the policy of NHE, Inc. to have a written and fully developed policy regarding an effective preventative maintenance plan. All staff will follow this outlined plan and modify with input and approval of the regional property manager. Please use the Preventative Maintenance Schedule (Form M-7) for planning and scheduling your preventative maintenance. The Maintenance Technician will use the Preventative Maintenance Checklist (Form M-8) along with the work order created by the Community Manager when completing Preventative Maintenance.

Preventive maintenance is the key to successful apartment operations; as a pro-active program, it provides you with:

·  reduced service requests which saves staff time

·  reducing failures of equipment

·  enhanced curb appeal

·  satisfied management and residents

·  more money due to cost savings

A successful preventative maintenance program must have the following:

·  documentation

·  schedules

·  parts and/or supplies purchased in advance

·  well trained staff to perform the requirements and repairs

Preventative Maintenance will not just happen without hard work and organization. In order to enact and complete the preventative maintenance plan, here are some useful tools.

·  Conduct a thorough inspection of your property. While doing this inspection, write down all of the preventive maintenance requirements you will need to do.

·  Organize the preventative maintenance needs for your property.

·  Schedule time realistically to estimate hours required to complete each task.

·  Create work orders as required for preventative maintenance.

·  To ensure undue delay in completion of the scheduled tasks, order any required parts or supplies prior to the work schedule time.

·  Have the maintenance technician performing preventative maintenance fill out their work order and preventative maintenance checklist as required.

·  Once the preventative maintenance checklist is completed the Community Manager will create new work orders for any items that require further repair.
