1. Call to order.

The meeting was called to order at approximately 7:40 pm

2. Minutes of the last council meeting.

The minutes of the last council meeting on January 19, 2010 were approved.

3. Previous business:

a.  Warranty claim – In response to our complaints about the way the warranty claims had been handled, Travelers conducted a further review. Travelers found that in regards to the canopies over some doors, the original building plans called for braces underneath those canopies to help carry the load and prevent deflection. Travelers asked Santos Construction to ensure the braces were installed, and this work was done on March 18. The quality of the work was generally satisfactory, but a few pieces of trim are missing and council will ask Travelers to ensure that trim is put in place.

The only remaining issue is around the cracks appearing in a concrete column between the garages belonging to units 4 and 6. Travelers brought an independent engineer to our building to give an unbiased assessment. This engineer is of the opinion that the cracks do not pose any long-term structural problem for the building. However, the column will require maintenance. Council will ask Travelers to get the builder to do some work in this area, but if they do not agree, we will have to include it in our building maintenance plans.

b.  Woodwork staining – Council would like to get this job done before the HST comes into effect in July. James will contact CertaPro about scheduling the work. Bruce will contact the rest of the owners to ensure we have consensus about the colour of the solid stain we will be using.

4. New business:

a.  Maintenance Projects for 2010 – We have budgeted for some building maintenance, as well as for window washing & gutter cleaning. It was agreed that we should try to have this work done soon to avoid the HST. Atelka will begin contacting contractors to take care of the building maintenance; James will talk to our usual service provider (First Class Windows) about window washing and gutter cleaning.

b.  Lawn Repair – Our lawn has suffered some damage as a result of skunks and crows aggressively pursuing beetle grubs. Atelka asked our landscaper to provide an estimate of the cost to repair the damage and eliminate the beetles. The cost to supply new soil and seed for the front grass is $170 + GST, and treating the grass to eliminate the beetles will cost $105 + GST. Atelka also inquired about acquiring some plants to replace ones which had died and been removed, leaving some empty space along the west side of the property. The cost of replacing these plants is $229 + GST. Council voted to approve all these expenditures.
