Renovations and Alternations

Do not commence works until you have received written consent from the Management. Applications for such written consent must be submitted to Ocean Gardens Management Co. Ltd. at least 7 days in advance of the proposed starting date and must include such drawings and technical specifications as deemed necessary by Ocean Gardens Management Co. Ltd. for approval and record purposes.

The contractor should register at Ocean Gardens Management Co. Ltd. before the proposed starting date of work to sign a copy of contractor’s agreement.

Payment of Management Fees

Owners/Occupants are encouraged to use Bank Autopay system for the payment of management fees. The service not only makes it easier for you, it also promises to be safe, fast, accurate and convenient. Please approach the security office of your building for the Direct Debit Authorization Form (BOC, HSBC, BNU, Banco Luso & Tai Fung Bank), complete and return it to them.

Change of Ownership

Premises transaction involves not only the conveyance of ownership but also the liability relating to the premises concerned. If you’re going to purchase any second-handed premises in Ocean Gardens, the incoming owner should check with the Management whether there is any payment still outstanding from the premises such as management fee, ground rent and property tax etc before transaction. Otherwise, the incoming owner will be liable for all the outstanding payment incurred.

Resident Emergency Contacts

Owners/Occupants may go out to work or do not reside in the premises. In case of emergency, the Management has to contact the concerned Owners/Occupants within the shortest period to prevent accident or minimize the loss. Please provide detailed emergency contacts / authorized personnel for your premises by using the form provided below.

Facilities and Services

Laundry Service

If you need to send your soiled clothes to the laundry, simply deposit them at your building’s security office on your way out and they will be ready for collection in 2-3 days’ time. For more information, check it out at your management office or call 811234 (Ext.152) during office hours.

Home Service

A part-time maid service to help you with daily chores around the house. For more details, call us at 811234 (Ext.153)

Shuttle Bus Service

We provide complimentary shuttle bus serving between Ocean Gardens and downtown Macau. Copies of the time schedule are available at your building’s management office.

Ocean Newsflash

A residents’ newsletter to complement your contemporary life style and to keep you informed of what goes on in Ocean gardens.

Ocean Card

A VIP card which entitles you to generous discounts in selected shops and restaurants in Macau and hotels overseas. If you have never applied for Ocean Card, apply now and enjoy the discount privileges. For applications, please contact us at 811234 (Ext.152).

Complimentary Visitors Car-parking

Ample parking spaces are available for the convenience of your friends and relatives.

Dogs’ toilets

In the interest of keeping your living environment clean and tidy, 2 dog toilets have been constructed for the convenience of pets at the following locations:

On the pavement of Apricot Court along Rua Tres Dos Jardins Do Oceano facing Ocean park (beneath the link bridge)

On the pavement of Poplar Court (adjacent to Elm court)

All dog-owners are encouraged to make use of them.

Over 50 channels of round-the-clock TV programs are now available for your free viewing at Ocean Gardens. For enquiries, please call Cable TV hotline 822866.

Air-conditioner Maintenance

Periodic maintenance not only improves the air quality and saves electricity, but also increases the useful life of your air-con unit. Newspaper/Magazine Delivery

It can be arranged at no extra cost. Just check it out at your building’s management office.
