What goes on in the Business Operations Committee?

I was elected by the leaseholder’s forum to be the leasehold representative on the CBH Operations Committee. Sounds odd, but no, nothing to do with hospitals! It is one of the main committee’s which oversees the “operations” or work of CBH.

At the beginning I was a co-opted member without voting rights, I was then accepted on as a full member with full voting rights, this was a result of lobbying and pressure from the leaseholder’s forum. We are a strong force within the area of housing and can make contributions to the various debates on housing, improve our environments, whistle blow, keep an eye on the democratic structures and we are a stable community. In 2011 the Operations committee merged with the resource committee to form the new Business Operations Committee.

All too often, once we’ve exercised our “Right to buy” it has been as though we don’t really matter and our problems are self inflicted. We have a voice to be heard. We do have access to decision making bodies and it’s up to us to use them as effectively as possible.

Many of us are facing a huge problem with major works/redecoration to our homes; whilst we do not want any deterioration of the building we face an increasing problem as buildings age. Our approach has been two fold- intense activities through the leaseholder’s forum and to work with and get a proper assessment of numerous problems and advise CBH of any history of repairs and maintenance carried out on some buildings; which in turn may help reduce the high cost served on leaseholders. This can make a change to the thud of a heavy bill that hits the mat; which is sometimes the first that we hear of it.

Upgrading of Door Entry Systems

The leaseholders committee has gained information from CBH regarding the upgrading of all blocks of flats with door entry systems.

When your block is programmed to be upgraded you will be notified by letter with a date and new key fobs for the number of old fobs you have.

You will not be charged for replacing old fobs, however any extra or new fobs required will cost you £15 per fob.
