CPM assumption: 2 years, $3,600 x 24 months = $86,400 cost to rent vs $234,730 to buy/install new boilers / Harper provided a summary:
· Past 4 months, LASC paid $14,000
· Starting May 1st, monthly cost is $3,600/month
· New Boilers Proposal cost is $234,730.74, need 10 week lead time for new Boilers to arrive
· Chevron can provide Hot Water for Pool thru DSM Contract – Solar Thermal for Pool Heating, timeline 2010
1.2 / Lighting Panel Adjacent to Service Building on East side of Parking Lot #8 – Safety Issue (Violation of National Electric Code) / Reference Chevron Letter dated April 6, 2009
· Final Solution: Panel is incorporated into New East Pump House Plans now in DSA and will go to bid in August 2009

· Construction in progress 95% complete
· Substantial Completion on 5/29/09
· Building Commissioning activities will continue from July to August 2009, CPM confirming with CES & Commissioning Consultant
· CP connections to TEC, LL & PE Gym – FCDs for each building: DSA released review comments, CPM following up with CES & TMAD

2.12 / Chevron’s Renewable Energy/Solar Panel Project

Note: Meeting with Chevron on Monday 7/13/09 at 1:00 pm to discuss Project Issues / Progress:
· CPM and Pacifica/Chevron will hold future weekly coordination meetings on Wednesday’s starting on 7/22/09 at 10:00 am at CPM Trailer Conference Room.
· Proposed Completion of Lot #3 - 09/16/09
· Pacifica PM (Alexander Main) who will now be working in CPM’s Trailer under the direction of the CPM. Alex will provide a report on CES progress at Six pack Meetings.
2.13 / Chevron’s Demand Side Management (DSM) Contract Work
Note: Meeting with Chevron on Monday 07/13/09 at 1:00 pm to discuss Project status / Progress:
· Chevron inform CPM that DSM audit is nearing completion: CES to provide CPM with Date of Completion
· CPM requested CES to add CP connections to TEC/LL/GYM Buildings under their DSM Contract so as not to have CES charge a 25% mark up to CP Project as a change order.
· CES Design Consultants submitted FCD to DSA for CP connections to TEC/LL/Gym
2.14 / Measure J Projects
Note: RAW International, Architect developing Building Programs with College/CPM and /DB Criteria for RFP
Note: 1) College provided a list of program uses within the new LA Regional Healthcare Academy building (Career and Applied Technology Building)
2) Raw International (A/E) to provide Programming of Cox/LL/Wellness & Fitness Center / Visual, Communications and Performing Arts Training Complex and Career & Applied Technology Building
· RFP Shortlist includes: Harper, Bernards, and Tilden-Coil
· Preparation of RFP/Design Criteria package for 2 new buildings: Completion by TBD
· Issuance of Final RFP in Sept. 2009 due to delay of Programming & Review of Program/Criteria Document by College
· DB Bundle Mods: Cox Bldg/Little Theater + Lecture Lab + Fitness & Wellness Center and DB East Parking Structure (650 Cars) – Start Qualifications Phase with Program Manager in July 2009
· Pool Canopy Project – Scope to be modified as requested by College; A/E to review and advise
2.15 / SSEC Conversion / Construction Phase:
· (1) Phase I and Phase II improvements Completed on 6/12/09.
· (2) Phase III – A/E Consultant, RAW International is working on the programming/design phase for the building conversion, preparing the construction documents, supervising the DSA plan check process and the construction of the Phase III work. CPM continuing coordination with RAW and Chevron for connection to Central Plant.
2.16 / Campus Storm Water Management (SWM)
Note: College needs to make decision in order to keep within Campus Master Schedule of Measure J Projects being completed between 2010 - 2012 / Programming/Planning Phase:
· TMAD, College SWM Consultant request College’s disposition of Options A & B:
· Option A: Cost is $1.2 Million – provides a global campus solution for all existing and future projects including runoff from the off-site or Cal-Trans & Church properties
· Option B: Cost is $600,000 and would grandfather existing projects and treat storm-water generated by the new measure J projects with retrofit of some of the existing facilities.
2.17 / Campus-wide Reclaimed Water
Note: CPM request College’s concurrence to proceed with obtaining Proposals for each of these companies and then present these Proposals to the College for selection / College Selection of Design Professional
· CPM has obtained the names of four companies qualified for performing the design/engineering services that would implement the reclaim water for irrigation of all campus landscaping, except for the CDC area:
