Primary Objectives

  • Ensure all areas of the building and estate maintain statutory compliance, are fit for purpose and maintained to the high standards expected by NMA customers and clients.
  • Ensure the delivery of NMA Facilities through supervision and co-ordination of the Site Services team.
  • Operation and maintenance of building utilities, services and systems including ensuring operation and maintenance in accordance with Company policy
  • At all times to behave in a safe and responsible manner in accordance with company Health & Safety policy and the requirements of Health & Safety legislation relating to your responsibilities and to promote and act in the employer’s best interest.
  • To deliver the National Marine Aquarium mission: Driving Marine Conservation Though Engagement.

Duties

  • To assist the Head of Facilities in ensuring that the requirements of the Health and Safety at Work Act, related legislation and all applicable environmental legislation are understood and acted upon by all NMA staff.
  • To serve as a working lead to assist the Head of Facilities in coordinating the activities of the Site Services team.
  • Ensure that the building and estate are suitably maintained with a strong focus on public safety and aesthetics.
  • To provide, when delegated by the Head of Facilities, an emergency response service and ensure actions are co-ordinated as necessary, ensuring that senior managers are informed as soon as possible.
  • Assist the Facilities Manager by carrying out delegated tasks to ensure that the NMA buildings, estate and facilities are maintained cost effectively to a high standard through the operation of a planned maintenance schedule, regular site assessments and reactive response maintenance throughout the facility.
  • Assist the Head of Facilities in ensuring that all equipment is kept in good working order in accordance with maintenance schedules and manufacturers information.
  • Co-ordination of PPM and reactive tasks for the aquarium, restaurant, gift shop, catering outlets and learning centre, ensuring the Head of Facilities is kept fully appraised on all aspects of building services provision and maintenance.
  • Respond to ad-hoc reactive maintenance throughout the facility and report activity to the Head of Facilities.
  • Provide effective technical support and assistance to other Departments when required.
  • Supervise and guide the activities of Contractor staff providing technical advice and assistance as necessary, ensuring adherence to relevant Health & Safety legislation.
  • Assist in provision of the day to day operation of NMA building services. Ensure that equipment is operated as required by Operating Instructions.
  • Maintain close and effective communication with other business functions and, in particular, Front of House staff to ensure close coordination of activities.
  • Undertake training deemed appropriate to your role
  • To adopt a flexible approach to working hours to ensure the continuity of NMA operations seven days a week.
  • If required, to undertake as directed the operation and maintenance of the main life support systems for Aquarium stock and for the building services systems.
  • To carry out other activities as appropriate on the instruction of the Head of Facilities & other Senior Management
  • To act, when delegated by the Head of Facilities, as a focal point for staff communications in the Aquarium during any emergency situation.

Qualifications and Experience

Essential

  • Competence in a variety of domestic maintenance activities
  • Broad knowledge of a variety of building and technical services
  • Excellent communication, IT and administration skills
  • Ability to prioritise and manage a demanding and varied workload
  • Self-motivated, industrious, conscientious and keen to learn and progress.

Desirable

  • A Building management, construction or engineering qualification etc.
  • A Health & Safety qualification i.e. IOSH
  • Experience, skills or knowledge of a range of the following:
  • Staff supervision/ task management
  • Project Management
  • H&S planning or application e.g. risk management specific to building plant and equipment or work activities in public places.
  • IT networks, phones, two-way radios, AV equipment
  • Fire, Access control, intruder, CCTV and BMS systems
  • E-lights testing, PAT testing and Legionella monitoring
  • Lifts, AHU’s, air conditioning, domestic plumbing, electrical distribution etc.
  • Pest control, waste management and recycling
  • Decoration, building repairs, small construction works and garden maintenance
  • Vehicle & workshop co-ordination
  • Contractor management, permits to work, RAMS, etc.
  • Mail and deliveries
  • Stock control
  • Landlord / tenant and neighbour relationships
  • Fire, security procedures and other emergency management
