Job Title: Maintenance Person(Carpenter)

St Anne’s is a modern, informal, academically ambitious College and is one of the largest in the University. It is known for its domestic setting and the diversity of its student body. It is an energetic and friendly co-educational community of some 730 students plus tutors and staff.

It became a College in 1952 and first admitted men in 1979. The Maintenance Person (carpentry)is responsible for:

  1. Carrying out a range of emergency repairs and on-going maintenanceto all College buildings, with an emphasis on carpentry work (fit/repair doors/window furniture, adjust closers etc.), but also to carry out internal decorating, clean gutters/drains/gullies.
  2. Investigating, diagnosing and repairing faults; responding to breakdowns, faults and service request calls; assisting other team members or contractors in completing diagnostic and remedial work. If unable to rectify refer any issue to the EstatesManager as appropriate.
  3. Ensuring all reported maintenance complaints and failures are responded to efficiently and effectively.
  4. Assisting in the maintenance, replacement and repair of the estate across all disciplines as required and working with other team members and external contractors.
  5. Assisting the EstatesManager with the responsibility for ensuring adequate levels of materials are available.
  6. Assisting with liaising with all contractors with regard to statutory testing programmes.
  7. Assisting with identification of potential energy saving initiatives and liaising with the Estates’ Manager on implementing them.
  8. Ensuring work is carried out in compliance with all applicable procedures, safe working practices and statutory requirements.
  9. Wearing appropriate PPE and ensure the health, safety and welfare of employees, students, visitors and contractors are not compromised.
  10. Completing and maintain associated records and documents.
  11. Carrying out a range of associated but non-specific tasks as required e.g. tidying work areas, collecting parts/materials, driving/delivering, attending/assisting fire drills, lifting/carrying furniture/books etc.
  12. Undertaking the necessary training and to attending refresher courses as and when required, in order to be able to fulfil the duties of the post.
  13. Assisting with keeping the maintenance and college areas clean and maintained to a standard compliant with current safety regulations and the College Health and Safety Policy.
  14. The Maintenance Person will be expected to work in areas at heights, in plant rooms and areas where access is restricted. Work will be indoors or outdoors at any time of the year.
  15. Any other duties, including Health and Safety, which may be required by the Bursar, or Estates’ Manager.

Person Specification:

  1. Must be able to use power equipment, walk up and down stairs without difficulty, carry reasonable loads unassisted and work at heights using ladders and tower scaffolding.
  2. Organised and able to work methodically in a safe, clean and tidy manner.
  3. A working knowledge of the Health and Safety at Work Act.
  4. Will complete, or already hold, a suitable first aid qualification.
  5. Practical and proven experience in all aspects of maintenance, fault finding and repairworks.
  6. Experience, understanding and ability to monitor plant status, interpret alarms etc.
  7. Dedicated and enthusiastic person with experience.
  8. Must be flexible, trustworthy, with good communication skills, able to work as a member of a team and able to be self-motivated when working alone.
  9. A ‘hands-on’ approach will be essential and show a willingness to take on new responsibilities/training opportunities.
  10. A full clean driving licence and be able and willing to drive the College vehicle to carry out work duties.

Terms and Conditions

Annual leave: 30 days per annum, which includes 8 public holidays. The Maintenance Person will be expected to take part of this entitlement during the official period of College closure in winter. When public holidays fall in term the Maintenance Person may be expected to work them and to book a day’s holiday at a different time. The College’s maintenance programme requires that leave is not taken during 0th and 1st Weeks of Michaelmas Term.

Notice period: One month.

Other: The Maintenance Person’s employment is subject to provisions contained in the Statutes and By-Laws of the College. Policies and procedures are outlined in the Staff Handbook.

Probation:The initial appointment has a 6 month probationary period.

Salary: £20,974 per annum.

Pension: The College offers membership of the Oxford Staff Pension Scheme.

Meals: Free lunch is provided, on working days when working either side of lunch, when the kitchen is open.

Parking: You are eligible to apply for a parking permit for which an annual fee applies.

Hours of work: Full time (37 hour week). Standard office hours are 8 am to 4.30 pm Monday – Thursday, 8am to 4pm Friday with an unpaid lunch break. Overtime is not usually offered or paid. No other work may be undertaken without the prior approval of the Estates’ Manager.
