Procedure and Rules:

A rental application is required for each adult over 18 years.

Deposit: Half months rent unless otherwise specified, depending on qualifications.

Unit occupancy: no more than 2 persons per bedroom.

Entering your social security number is optional. However the rest of the application must be filled out completely.

Proper ID: Copies of current photo ID should be attached to the application.

Pets: Pet application is required along with vet papers and monthly fees. Pets may not be added after moving in unless prior authorization is given in writing by the office.

Vehicles must have a sticker, current plates and be in working condition.

Applications evaluated on the following criteria:

Applications must be complete.

Minimum monthly income should be three times the sum of the rent. Income must be verifiable.

All applicants must have a good rental history. References must be verifiable. A reference from a relative is not acceptable.

Applicants should have a good credit history and will be verified through a credit reporting agency.

Applications can be denied for a history of bad checks, civil judgments, past due accounts, and judgments or debts for money owed to landlords,

Applicants must agree to a public record search to reflect a threat to real property or other residents’ enjoyment of the property. Sec 31.11(5)

Processing an application:

A parent or guardian may be required as a co-signer for persons that are being financially supported by them.

A co-signer may be required if applicant does not have or can not verify housing references AND/OR does not meet the income/credit qualifications.

Landlord will verify all information on an application. The first qualified applicant is offered a lease to sign.

Applications and deposits can be accepted from another applicant for the same apartment until a lease is signed.

If your application is denied, a letter can be mailed to you. You may request detailed written explanation at any time
