Materials Needed:

  • 6’ Level

  1.  Check the material list on the framing drop before framing the house
  1.  Confirm structural options (ex. Fireplace, opt. bedrooms, open handrails)
  1.  Confirm house elevation (does it look like the plan?)
  1.  Dormers framed to detail
  1.  Confirm structural options (ex. Fireplace, opt. bedrooms, open handrails)
  1.  Check walls for proper placement. This can be checked when chalk lines are snapped.
  1.  Check walls for square (use 3,4,5 method). This can be checked when chalk lines are snapped
  1.  Confirm wall height (ex. 1st floor 9”, 2nd floor 8)
  1. Check walls for plumb (check at corners)

Verify plumb and line with a 6-foot level and cross-sight all walls and openings.

Check walls for bowed studs (especially on chair rail walls at chair rail height and kitchen walls.

Plumb all inside and outside corners. Properly framed walls require a minimum of three studs when framing exterior corners. Note: Per recent changes in the UBC, with the addition of hardware there are exceptions to the three-stud-corner rule. We do not recommend “cutting corners”.

  1. Check windows for:

Size (rough opening should be ½” larger than the actual window size)

If, window header exceeds 5’ make sure there are double jacks

Headers made from 2x10 #2 material

Confirm that kitchen window height is correct for cabinet installation. Inspect and make sure the correct hold-downs are installed per plan and at the exact locations noted on the plans

Be sure all upper and lower cripples for windows are the proper length. Do not use cripple studs 2 inches or less in length because they tend to split

  1.  Check floor truss for proper layout. Verify flooring joist layout to the engineered drawings.
  1.  Check floor trusses for proper hardware
  1.  Check floor truss hangers for glue/nails. Make sure the truss is snug in the hanger.

  1. Check all door openings for:

Proper size (rough opening will be 1- ½ to 2” larger than actual door size)

Door height (83 ¼” min), vinyl floors 82”

Sliding glass doors 60” x 81”

Mirror bi-fold/bi-pass doors 1” more than nominal door size 81” in height.

Garage door rough opening is 3” larger than actual size and 7’1 ½” in height

French door rough 2” wider than actual door size

Be sure all upper and lower cripples for doors are the proper length. Do not use cripple studs 2 inches or less in length because they tend to split

  1.  Mark all door swings and sizes on door jacks
  1.  Check all cased openings for plumb and ensure they are not twisted
  1.  Check all cased openings for proper height per plan
  1.  Check all arches for symmetry
  1.  Check foundation straps for nails and placement (every 6’ and 12” from plate break, door and corner). Make sure Bottom plates line up and exterior plates are secured with ½” nuts and washers, if bolts are used.
  1.  Check that pressure treated wood to concrete contact
  1. Check stairs for:

½” plywood between stringers

Proper support from underneath (kneewalls at midpoint)

Level

Each riser does not exceed 7 ¾” in height

Moisture barrier if in contact with concrete (tar paper)

  • The minimum allowable tread depth is 9 inches. A riser height between 4 inches and 7 inches is acceptable. A 7-inch riser is recommended. The maximum variation in riser heights should not exceed 3/8 inch. Please refer to “Stairwell” in the final production section of this book for additional stair information. The minimum allowable head clearance for a stairway is 6 feet 8 inches in height
  1.  Check stair platforms for level and proper support
  1. Check subfloor for:

Squeaks

Nails

Humps

Dips

  1.  Check roof trusses for hurricane clips
  1.  Check roof trusses for diagonal and horizontal bracing in attic. Diagonals have to touch 4 trusses and start at gable going down. Horizontal have to touch all trusses and be in a continuous line.
  1.  Check roof trusses for damage or bent gusset plates
  1.  Check roof trusses for hardware installation (hangers)
  1.  Check roof decking for plywood clips
  1.  Check roof decking for ridge vent opening (4”) or turtle back openings
  1.  Check rough opening size for attic stairs
  1.  Check for elevated bottom chords on trusses under the hvac platform (9”minimum)
  1.  Check for ¾ CDX plywood at the hvac platform and walkway installed to attic stairway opening
  1.  Check for 24”centers on all non load bearing walls
  1.  Check for 16” centers on Exterior and loadbearing walls. Two Story on basement 12” O.C. double studs
  2.  Check for deadwood (areas for drywall attachment ex. Angled walls)
  1.  Check for plywood in chase tops. All chases and bays need to be blocked with 7/16” OSB as a fire retardant
  1.  Check for 4” brick pockets at front porches, eyebrows, water tables, and double reverse gables
  1.  Check for front porches and water tables to be tied into the house structure
  1. Check portal framing at the garage. Garage tie-down:

Make sure the OSB is one sheet that is cut in an upside down L. This gives more structure.

Nailing for this OSB sheet should be spaced every 3 inches

Make sure there are 4 Simpson Mudsill Anchor MAB15/MAB15Z coming up from the slab and attached under the OSB to the 2x4 studs – 2 on each side

Make sure there are 4 Garage Strap MSTA24 attached to the LVL support and below to 2x4 behind the OSB sheathing – 2 on each side

The garage header need to be bearing a min. of 16.5" on each side. (Al has a section detail showing this on the 1st floor page of our plans)

  1.  Tub and shower openings exact and studs at corners
  1.  Check that 6” walls as required to get plumbing walls
  1.  Make sure the wall in the laundry room where the plumbing and dryer vent is located is a 6” wall. Can use 2/4 material and fir out the stud to be 6” in width.
  1.  Wood Burning Fireplace. Make sure there is ¾” on either side of firebox and framing
  1.  Roof returns installed as per elevation. 12” with brick siding and 8” if just siding.
  1. Check chimney for:

Chimney chases framed plumb with 2x band on top

Cricket needed at chimney chase

Firestops installed in chimney chase both horizontally and vertically

  1.  All temporary railings and stairs in per OSHA requirements
  1.  Blocks installed for rails and newel post

  1. Check flooring for:

Check for the proper installation of floor sheathing. Sheathing should be laid perpendicular to the joists with end joints staggered with a minimum 1/8-inch spacing per code and manufacturers’ specifications

Floor glued per contract

Check for the correct nailing procedure. All sheets must be secured on firm bearing using only approved fasteners. Nails should be driven flush and should not fracture the surface of the sheathing. Be sure to keep nails at least 3/8 of an inch away from the edges. Nails should be spaced not more than 6 inches on center for edge nailing and not more than 12 inches on center for field nailing

Be sure all holes are filled

Make certain all fractured plywood is replaced

  • Use deck screws to repair squeaky floors. Walk and mark areas that need corrections. Note: Do not use nails to repair floor squeaks. For best results, use #8 x 2-1/2-inch, zinc-coated deck screws with tapered flat heads
  1.  Check kneewall(s) to be sure it is secured
  1.  No high or low trusses and overhangs match elevation
  2. There should be a 12” overhang. Need to account for this on a brick or stone veneer
  1.  Verify that posts, king studs, top plates, and trimmers are not cut too short and are nailed properly. Shims under structural members are not acceptable.
  1.  House broom clean, scrap in designated trash location, and all left over material stacked in garage for return.
  1.  Check medicine cabinet heights and locations. The rough opening for a medicine cabinet is 14x24 inches, with an average height of 72 inches from the floor to the top of the medicine cabinet
