INFORMATION REGARDING RENTAL APPLICATIONS

Thank you for your interest in our available apartments. Before you apply for an apartment, please make note of the following important information.

SECURITY DEPOSIT

Our standard security deposit with excellent references/credit is equal to one and a half month’s rent (i.e.: rent $1000.00 security deposit $1500.00). A larger security deposit may be required depending on the circumstances. The security deposit may not be used as a last month’s rent. Applicants acknowledge and agreeALL move-in costs (first month and security deposit) must be paid in the way of a bank issued cashier’s check or money order within 24 hours of acceptance. Upon move-in a full months rent is due along with the full security deposit, if moving into an apartment after the first of the month the prorated rent shall be paid on the second month of tenancy.

INCOME QUALIFICATION STANDARDS/RENTAL APPLICATION PROCESS

The completion of Murphy Investments Rental application is required from EACH applicant over 18 years of age who will be residing in the unit. Murphy Investments "Application to Rent" form must be completed in its entirety and be signed by the Applicant. Incomplete application(s) will not be processed, nor will the Applicant be considered for the available unit. Each applicant must have good credit, receive acceptable references from current and former landlords, employers, creditors and personal references. Applicants’ total income must be at least three times the monthly rent. All information must be verifiable.A clear and legible government picture identification must accompany the rental application. The usual processing time on rental applications is 2 business days.

Murphy Investments does not rent units "sight unseen" and requires EACH applicant over 18 years of age who will be residing in the unit to personally view the unit prior to submitting an application for said unit. Applicants are accepted not on a first come basis but on a best qualified basis taking into consideration income, rental history, credit and references as a whole. Murphy Investments will accept co-signors for applicants that do not qualify due to income only.

LEASE TERM

Our standard lease term is 12 months and month-to-month thereafter. All applicants over 18 years of age must be named on the lease and must sign all rental documents.

CREDIT REPORT FEE

All rental applications must be submitted along with a $30.00 credit report fee per applicant with the completed application. Murphy Investments will also accept from an applicant a FULL AND COMPLETE (not just the score) current credit report from either Equifax, Experian or Transunion. Without one or the other the application will not be processed. Murphy Investments does not accept co-signors due to bad credit.

MISCELLANEOUS

Apartments will continue to show until monies are paid to secure the rental. The application must be completely filled out with all information verifiable. If not completely filled out or any missing documents, the application will not be processed. All documentation provided for verifications becomes property of Murphy Investments. PLEASE NOTE ALL APARTMENTS ARE SMOKING OPTIONAL.
