SEASCAPE/twoBOARD OF DIRECTORS ELECTION RESULTS

OCTOBER 10, 2017 RECONVENED to NOVEMBER 14, 2017

Quorum was not met at the Annual Meeting and Election held on October 10, 2017; receipt of 79 Ballots met quorum requirements for the Reconvened Meeting held on November 14, 2017. Three Board seats were up for election.Ballots were opened and tallied with these results: BUCHHOLZ, J. [74]; HAMILTON, M. [72]; NAKAMURA, M. [80]. Your elected Directors are Jill Buchholz, Mike Hamilton, and Mason Nakamura. Officers will be elected at the November, 2017 Meeting. TAX RESOLUTION:YES: 77, NO: 2 ABSTAIN: 0; the Resolution passed.Thanks to all of you who participated in this important community event.

Along with the annual budget, in a few weeks you will receive an owner/resident vital information form. Please take the few necessary minutes to complete the form so we can update our records. It is amazinghow many of us change our work and emergency phone numbers in a year's time.

Weather Advisory

We can get almost hurricane force winds here. Check your patio furniture, barbeque, doormats, etc. to be sure they will not become flying hazards in high winds. You may want to consider moving your ocean-facing container plants to a more sheltered location and lightweight patio items to indoor storage.

Time for Patio Drain and Gutter Clean-up

Before long, we will begin our rainy season (we hope!) and that means it’s time for residents to clean out ocean-facing balcony gutters that surround our “exclusive-use” balconies. Clean-out of these gutters is an owner/tenant responsibility: maintenance of patios, decks and balconies is detailed in the CC&R’s, Section 6.8, amended October 16, 1984.

Pushing debris down the drain pipe is NOT the solution and will only guarantee that your drain will be clogged. Be sure that you REMOVE the debris from your gutters into a bag and take it to the trash. If your gutter overflows, you will be responsible for any costs incurred for clean-up or repair.

If time or physical limitations prevent your timely attention to this clean-up, you can call the Office (310.379.5134) to make an after-hours appointment with Maintenance Technician Jose Oropeza. Arrangements can be made with him to do this clean-up for you at your expense.

Visitor parking spaces fill quicklyover the holidays. Be sure you give your guests a valid parking pass to display clearly. Visitors’ and residents’ vehicles in violation of our parking regulations will be towed. Additionally, while saying your goodbyes to your guests using the guest parking lots, please be aware that sounds and voices can loudly be heard by everyone in the surrounding units. Be considerate and use your “inside voices” so as not to disturb your neighbors, especially at night.

Holiday Preparations

Many people use Thanksgiving weekend to put up outdoor holiday decorations. Restrictions on driving holes in the “manufactured” siding and wood trim make outdoor decorating a challenge, but must be complied with.Be sure to review and follow the rules in Appendix A of the Rules & Regulations that explain how to attach anything, including holiday decorations, to our outdoor surfaces. Let’s not damage the holiday spirit or our homes with improperly fastened exterior decorations.

With our frequent high winds, anything tied or taped to glass balcony enclosures is likely to blow away or damage the metal frame. Suction cup fasteners work reasonably well onsqueaky-clean balcony glass,

but the safest and easiest decorating solution is to install your holiday lighting inside your home, close enough to your windows for the display to be appreciated on the outside too. If you have outdoor plants, you might use them to support lights and other decorations, but winds may turn them into UFO’s.

Holiday Tree Delivery and Disposal Made Easy

The Association provides free extra-large disposable Christmas tree bags for residents. Before you buy your tree, pick up your tree bag from the office. Put the bag around your tree before you bring it home to help eliminate pine needles on walkways and in the elevators, as well as inside your home. After the

holidays, when you are ready to have your tree removed, simplyplace the bagged tree outside your front door, call the Office (379.5134), and leave a message for staff pick-up. Do not put trees in our dumpsters, as we have madespecial arrangements for tree removal.

Annual Harbor Lights and Boat Parade Festival Set for December 9th 4:30P.M. - 10:00P.M.

To encourage a festive look and community spirit, the Harbor Lessees Association sponsors the annual Harbor-area Holiday Boat Parade and balcony lighting contest with generous prizes to winning participants, which included several happy SEASCAPE/two residents last year.

To participate and possibly win a prize for your decorations, you need to fill out an application and return it before 4:30 p.m. onDecember 9th. There is no entry fee. Your balcony must be lit no later than 4:30 p.m.on December 9thto be eligible for prizes. Look for more information posted on the bulletin boards.

Holiday entertaining puts more demands on our drains and can cause backups. You may be held responsible for a backup if you load the drain with items known to cause backups. Please refer to the PLUMBING POLICYAdopted July 8, 2008 included in your Rules and Regulations for more details regarding who may be responsible for blockage in the drain lines.

Drain "do's and don'ts": It may seem like a no brainer butyou wouldn't believe what people put down their drains and expect SEASCAPE/two to be responsible for when the line backs up. Neverput the following into your garbage disposal since they cause the buildup that leads to clogged drains: animal fat and gristle or other grease and oils, artichokes, banana peels, bones, carrots, celery, coffee grounds, corn husks and corn silk, eggshells, onion skins, paper, plastic or styrofoam, potato peels, pasta and RICE.

You can also help by using good judgmentwith the items you put down your kitchen and bathroom drains and maintaining proper operation of your garbage disposal. Using a cup of bleach once a month will help keep your drains open and smelling good.

Have Your Chimney Flue and Dryer Vents Cleaned For Safety’s Sake

Owners who use their fireplaces are advised to get them inspected for soot build-up and, if necessary, arrange to have them cleaned. If you are a new or off-site owner, you may have no way of knowing how often the prior occupant used the fireplace. It is entirely the homeowner’s responsibility to arrange for the cleaning by a

qualified chimney sweep and to pay for it. The following is a list of vendors to call for chimney inspection and/or cleaning. Be sure to make arrangements through the office for the company you choose to get roof access. If you have never had your dryer vent and heating ducts cleaned, or if it’s been a long while, you may want to consider doing so. For this service you can call Action Duct Cleaning (800) 371-2284.

Tired Of Finding no Shopping Carts?

Have you come home with a car full of groceries or do-it-yourself supplies from the local hardware store only to find no carts? Remember the shopping carts are for everyone’s use. So be considerate of your neighbors and return the carts to the proper location. Just putting the cart in the elevator doesn’t get the job done. If a cart is left at your front door, don’t be surprised if you get a knock on your door from the guard asking you to return the cart to the appropriate location. Carts are not to be taken from one building to another.

Assorted Reminders: Rules, Courtesy to Neighbors, and Common Sense

Holiday gatherings and parties are great, but remember to consider your neighbors and keep the volume down. As close as we are to each other, loud voices, TV and other entertainment noises can be an intrusion on nearby residences. On the first instance of an unaware or inconsiderate neighbor’s noise, try contacting the neighbor the next day if you can wait. If the noise is intolerable and after hours, or you are the victim

of repeated noise intrusion from the same people, call the guard who will contact the resident and request that volume be reduced.

Smoking. Although there are no rules prohibiting smoking in the common area or private patios and balconies at this time, it is considered a nuisance which is enforceable through the CC&R’s and the Rules & Regulations. For the consideration of all, the Board asks that residents who wish to smoke do so inside their own unit.

For those of you, who have installed approved security screen doors, please be considerate of your neighbors by not allowing your screen door to slam when closing. If the Board receives noise complaints regarding the slamming of screen doors, you may be required to remove your door.

Garage Gates.In the event of a power outage, the 110 and 140 gates will operate on an emergency battery back-up system. Those wanting to exit thru the 120 gate will need to use the 140 lower garage gates.

Take large boxes down to the trash room. Throwing large items down the chutes clogs the chutes; leaving your cartons in the trash room on your floor creates a hazard. (We’re all rushed at this time of year but that is no excuse for dumping your trash for someone else to put in the appropriate place.) GOOD NEWS is that cardboard cartons are recyclable and when flattenedcan be commingled with all other recyclable items.

Interior Remodeling

If you are having interior remodeling done, be sure that you or your workers clean up any debris. We are getting complaints about trails of paint and plaster along walkways and in elevators. Understandably, other residents do not like to track the mess someone else’s work creates into their homes.

ALL non-household trash must be disposed of off-site by your contractor, not in SEASCAPE/two's dumpsters. If you have misplaced your SEASCAPE/two Interior Remodeling Guidelines, contact the Office for a replacement or you can go to the website Seascapetwo.org and print out another copy. Any remodeling requires Board notification and/or approval. DON’T take the advice of your neighbors and assume permits are not necessary, doing so could find you in trouble with the City and the Association.

IT IS IMPERATIVE THAT YOU USE A LOW SUDS OR NO SUDS DETERGENT IN YOUR WASHER. DETERGENTS MADE TODAY ARE HIGHLY CONCENTRATED AND REQUIRE LESS AMOUNT PER LOAD. PLEASE INSTRUCT OTHERS WHO MAY HAVE USE OF YOUR WASHER ON HOW TO DISPENSE THE

PROPER QUANTITY WITH THESE TYPES OF DETERGENTS. Avoid laundry overflow problems by using low-suds detergent in your washing machine. This simple step will minimize never-ending suds and a messy floor, save water and time, and give you cleaner clothes. Call the office if you need more information on what types of detergents should be used. If you happen to use the laundry facilities located in the 120 building next to the guest parking and discover a machine not working, please notify the office or you can contact CoinMac at 800.954.9000. Be sure to have the property address (120 The Village) and the machine number you are reporting.

40th Annual Redondo Beach 10K and 5K Activities Begin At Dawn Super Bowl Sunday (February 4th).Among the great things about living here is our ever-changing views. On Super Bowl Sunday morning, our views really change when runners from around the world, as well as locals, gather for the Annual Redondo Beach 10K and 5K runs along the streets that surround SEASCAPE/two. Light sleepers will waken early to the roar of contestants and their cheering sections, afterfinding a place to park their vehicles and then a place for themselves as participants or spectators.

The bad news about Super Bowl Sunday morning is that no vehicle will be able to get into or out of SEASCAPE/two visitor parking or our garages for most of the morning. In January you should receive a letter from the Redondo Chamber of Commerce advising you about street closures surrounding our garage exits the morning of the Super Bowl. This is approved by City Council and impacts every residence along the race course.

With the new portal you may sign up for ACH or change your banking information online. The portal also allows you to paying your HOA fees, check your account balance and update your contact information.

DirecTV Service

At present, the Association is contracted with Consolidated Smart Systems for DirecTV Services. The current agreement is for DirecTV's bulk Choice Extra Digital Package with HD Access and DVR service that includes two outlets for receivers. Additional outlets will cost $7.00 each per month and will be billed directly to you by DirecTV.

As with all dish systems, your cost will vary according to the package you purchase. Each TV will require a receiver. Remember, whenever you have problems you should ALWAYS call Consolidated Smart Systems and NOT DirecTV. You can let Penny (the Site Coordinator) know if the problem continues.
