I am in agreement with Charus recommendations on EC openings in Chennai . The 3 sites are in excellent catchments and should drive both quality and quantity of footfall.

On PMC I also feel that the store is suboptimal from both size and location point of view. While it is a good idea to put in a Fabcafe as the mall drives good footfall and the store is in a recessed and quiet space, I am not sure whether the mall will agree to an F&B format with kitchen etc in this zone.

Charu Belle had spoken to me about her plans for the EC’s and FabCafe’s and I thought I would share these with you. I don’t know the Chennai market very well so this is just my notes from seeing the sites and speaking to a few people I know.

I was able to visit 4 sites in Chennai which Charu has short listed for EC/ Café –

1.First site was on Chamiers Road opposite the Boat Club where we have already sign up the EC, this seems to me to be a fantastic location and it is a beautiful site with a forest in front of the store. Charu manage to squeeze in everything into 6000 sq. ft. carpet area for the EC and I was pleased to see that it’s all managed to work out.

On the Chamiers Rd. once that EC open Charu will shut down the TTK Rd. Store which is doing about 33lakhs on average and move it to Chamiers Rd. she feels that the Chamiers Rd. property including the café and wellness will probably do between 60 and 70 lakhs a month.

2.The second proposed EC is on Haddows Rd. and it’s a building that is almost complete, again it seems to be in a very upmarket area. Charu would close the Khader Nawaz Khan Rd. store and relocate it here.

3.To get to clear the gym out of Besant Nagar and open a café upstairs and curve out space within the Besant Nagar store for the wellness, kids zone, alteration centre and IDS. Charu feels it can be managed, I wasn’t able to visit the Besant Nagar store on this trip but from what I remember of it was a little bit of efficient space allocations we should be able to pull this off.

These would give us 3 EC’s in Chennai by Diwali this year, in addition to this Charu took me to the Phoenix Market city where we have a store which in my opinion is too large and she would like to curve out 1200 sq. ft. from that store for the café and it is quiet certain that the mall authorities would give her permission as our store is located in the food zone.

After looking at her proposal, I feel that curving out 1200 sq. ft. will make no difference to us to the retail area and it will reduce the cost and improve the profitability of the store considerably as well as becoming a magnet to attract footfall as the area of the mall that Charu has is the least footfall of the rest of the mall.

These are my observations from the trip.
