Keep Your Yard Clean
Items left in your yard or leaning up against the building can get in the way of the mowing contractors. According to the terms of your lease, yards should be free of debris and trash. Please pick up these items and move them to your porch areas when they are not being used. Dog chains or hoses that are damaged will not be replaced.
Damage caused because items are left in the yard is not the responsibility of the mowing contractors or FHA. Items left out that cause damage to the mowers will be the responsibility of the tenants. (For example, if a small cable dog chain is left across the yard and is caught in the mower, causing damage, the tenant of that yard will be held responsible.)
Please place tree branches and limbs next to the dumpster for pick-up by the city. If there are many, please bundle them with rope or twine. Leaves and weeds should be put in paper yard waste bags or trash bags. Yard waste bags are available at the FHA office – (no charge)

Community Center Resident Sale – June 3 4, 2016
Friday June 3rd and Saturday June 4th. Please sign up at the FHA office for a table to sell items you no longer want or need. There is no cost for a table. Any money you make will NOT count towards income for your rent calculation. Residents are responsible for their own items and you must sign a hold harmless agreement to participate. The Housing Authority will pay for an ad in the Fulton Sun Newspaper. Sale will be from 9 AM to 5 PM on Friday June 3rd and 8 am to Noon on Saturday June 4th. You can set up on Thursday June 2nd from 3 to 5 pm or Friday Morning from 8 – 9 AM. Space is limited so stop by the FHA office to reserve your space. All participants selling items must sign a hold harmless agreement.
Work Orders
Please be prepared for maintenance to show up at your unit any time after 8 AM to start making any repairs you have requested. Please remember that according to the terms of your lease, as a tenant you are responsible:
To refrain from, and to cause household and guests to refrain from destroying, defacing, damaging, or removing any part of dwelling unit or project or any other person’s property.
To pay reasonable charges (other than for wear and tear) for the repair of damages to the dwelling unit, project buildings, facilities, or common areas which were caused by the resident, household members, or guests.
To use reasonable care to keep your dwelling in such condition as to ensure proper health and sanitation standards for the resident, household members, and neighbors. TENANT SHALL NOTIFY THE HOUSING AUTHORITY PROMPTLY OF THE NEED FOR REPAIRS TO THEIR DWELLING UNIT, and to make them aware of unsafe or unsanitary conditions in dwelling unit or in common areas and grounds of the Project. Resident’s failure to report the need for repairs in a timely manner shall be considered to contribute to any damage that occurs.
June 8, 2016 Resident Council Meeting
The Resident Council Meeting will be held on Wed. June 8th at 10am in the Conference Room at the FHA Community Center. PLEASE NOTE: attendance at the monthly Resident Council Meeting counts toward your community service hours for the month. Resident Council Meetings are held the second Wednesday of each month at 10 A.M. During the meetings, some excellent ideas have been shared to help benefit the whole FHA Community. July’s meeting will be on Wednesday, July 13th at 10 am.

Callaway County Public Library Summer Reading Program
We’re bringing the Library Summer Reading to Fulton in cooperation with the Fulton Housing Authority on Wednesdays, beginning June 15, 2016 from 12:30 – 1:30 p.m. Join us at the John C. Harris Community Center each Wednesday June 15 – August 20 for fun activities, reading incentives and more!
Vacation Bible School
Southside Baptist Church is sponsoring a Vacation Bible School Monday through Thursday, June 6 – 9th at 1 pm to 3 pm in the John C. Harris Community Center. Children age 5 up to the 6th grade are welcome to attend. There will be music, games, bible stories, crafts, and more! If you would like to pre-register your child or for more information, please contact the church at 642-5921.
Fulton Street Fair!
The 13th Annual Hit the Bricks Fulton Street Fair will be held downtown in the Brick District Friday and Saturday, June 17 & 18, 2016. Come enjoy the celebration!
UPDATE/REQUEST for RENT ADJUSTMENT
If you have a change in your household’s income you MUST complete and turn in an “Update/Request for Rent Adjustment” form within 10 days of the change to avoid having to pay back rent based on unreported income!!!
If you have an increase in earnings due to employment, and one of the following apply…….SEE SHEILA to find out if you qualify for a program that could disregard some of your new earnings.
1. During the past 12 months you were unemployed
2. During the past 12 months you earned less than $3,625.00
3. Within the past 6 months you received TANF
4. Increase in income is due to participation in an economic self-sufficiency or other job training program.
New Information!
If you have a change in Social Security/Disability or TANF, you must supply the office with a copy of your change notice letter that you received.
If you receive Child Support, you must supply the office with your case number.
If you have any changes with your employer, there is an additional form at the office that must be filled out. Please provide your employer’s name, phone number, and fax number.
Smoke Detectors
Smoke detectors must be hooked up and working properly. This is extremely important for everyone’s safety. If you are having issues with your smoke detector going off while you are cooking, please come to the office and request a free cover. This cover should only be in place while you are cooking. The resident is responsible for removing it after cooking. FHA Maintenance will replace the battery when it is chirping for no charge. Please request a work order in the office. Staff will check smoke detectors while in your unit, and if they have been tampered with there will be a $25 charge. We are required by law to have all smoke detectors in good working order at all times.
Pets Just a reminder, all dogs, cats, and assistance animals must be registered with FHA before they can be brought onto the premises. This information must be updated annually. This also includes having the animal spayed or neutered and all shots must be up to date.
We still need tenants to please bring pet or assistance animal to the FHA office so that a picture can be taken of your dog or cat for documentation in your tenant file.
From the Fulton Police Officers -
Summer is upon us and we are noticing a lot of people out and enjoying the weather. One problem we run into during the warm weather are people outside later at night and sometimes that can cause issues with noise, drinking, and guests. Officers will be conducting more foot patrols very late at night and already we have come across disturbances. You could be held responsible for your guests’ actions while they are on the property. Officers have had to issue trespass warnings and make arrests of subjects that are guests that have caused problems including assaults and trespassing. Please do not let a simple gathering escalate into something that starts to disturb your neighbors and involves officers being called to take care of the situation. These incidents can adversely affect your relationship with the housing authority. If you have any issues with disturbances please call for an officer so the situation can be a handled in the best way possible for everyone. Enjoy the warmer weather and be safe.

Dear Fulton Housing Authority Residents:
The annual maintenance self-inspection is scheduled for June 27-July 1, 2016
This is to inform you that the Annual all FHA Property inspection will be conducted during the week of June 27 – July 1, 2016. The inspection will be conducted daily from 8:00 a.m. until 5:00 pm. One hundred percent of all properties will be inspected. You need not be home for the inspection.
The inspector will be escorted by an employee of the Fulton Housing Authority. Please be prepared. We will be in your residence only a short time. The deficiencies noted will be addressed as soon as possible. Health and Safety Issues will be addressed within 24 hours.
Please be sure to have your pets properly secured as we will inspect every room in your unit.
Important things to check:
Each room MUST have 2 exits available. Please remember that windows and doors CAN NOT be blocked, even partially blocked by furniture and items. Blocked exits are a safety hazard and restrict exiting in emergency situations.
All cords, including electrical, telephone and television cables, etc… cannot be strung across the floor in areas where you walk as they are a trip hazard and safety violation.
Smoke detectors must be connected and operable. It is a $25.00 fine for any smoke detector that is found to be disconnected or the battery removed.
Your residence should be clean and neat. Please make sure sinks do not have standing water in them and items should not be left on stove burners as this could be a fire hazard.
