Hi everyone!! We hope you all had a great summer and are now enjoying the pretty autumn colors. Here are some updates at Akiskinook:

RECREATION CENTER:

The hot tub cleaning is being planned for Oct.26 & 27 so it will be closed for a couple of days but shouldn’t affect too many people.

At the end of summer we found we were having some issues with inappropriate websites being visited on the computers in the lounge. We have since installed Norton Family Minder on the computers to limit access to some of these sites. Some sites do end up getting blocked that don’t need to be, so we are adding those to our ‘allowed’ lists when we see them come up.

MARINA & BOATYARD:

The docks are out!! Everything went fairly well and it does seem to get more efficient every year. We did find quite a few people had left their bumpers and ropes on the docks which slows things down as some ropes had to be untied to separate the docks. Please remember that it is your responsibility to remove everything from the docks and Akiskinook is not responsible for lost or damaged items. I’m told docks 5 and 6 were the worst for this but a big thanks should go to the owners of dock 2 as it was all cleared off!!

The boatyard work has been completed and the new signs look good!! Thanks to all the owners who came out and gave us a hand on the Sept. long weekend to help with the shuffling of boats and trailers into the appropriate stalls. The extra hands sure sped up the work!! Once again, a few owners will find their actual stall number changed but we shouldn’t see any more changes now that all the stalls and spacing has been finalized.

The boatyard gate has not yet arrived but we are still hoping to have that replaced this fall.

GROUNDS:

Phase 1 of the irrigation replacement is complete and Wade states it is awesome!!! I’m sure he will be even happier next spring when he gets to use the new system!

On October 24, we are having a resort wide energy audit done. Individual units will not be reviewed, but all of the items that contribute to the strata BC Hydros bills will be evaluated. BC Hydro has some great rebates and incentives and we are looking for ways to be more energy efficient. The street lighting is being updated and we are also sourcing new sensor lighting for the buildings which will be more efficient (and less troublesome!). If you’re interested in looking at savings for your own condo, there is some great information available on the BC Hydro website.

Garbage disposal of items other than regular household garbage is continuing to be a problem. You name it and it’s in there...toilets, appliances, patio chairs...and empty boxes not folded down. These items can be disposed of at the landfill for free. The landfill is a 5 minute drive from Akiskinook, (close to Windermere Valley Golf Course), and is open 9am-6pm every day of the week and only closed 3 holidays the entire year. It’s very accessible so please try and use it.

On Sat., Oct.22, there is an electronic recycling station that will be set up from 10-3pm in the parking lot behind the arena in Invermere.

BUILDINGS:

This fall we had snow stops added on the roofs over the main doorways so they have now been completed on all 9 of the sloped roof buildings.

Eavestrough cleaning is now underway.

We are in the process of a doing a building standards check on all units throughout the resort. As per our bylaws, please be reminded: “Owners must repair and maintain the following for the exterior of their units, in accordance with the standards set in the building guidelines: Stairs, balconies, doors, windows, decks, railings, air conditioning units, on-deck storage units, skylights (except those skylights originally installed and shown on the Strata plans), approved renovations and other things attached by the owner to the exterior of the building.”

We will be notifying owners if repairs are deemed necessary. So far it appears there are quite a few ‘rotten’ railings around.

The temperature is dropping so please make sure you have winterized your unit.

We have chimney cleaning starting the week of Oct.31. As we didn’t get any completed last year, we will be proceeding with 40 chimneys this year and these have all been chosen based on the usage that was reported back to the office last fall.

If you are wishing to do a renovation in your unit, please submit the ‘Renovation Application’ form and ‘Contractor Agreement’ form to the office prior to the commencement of any work.

WATER SYSTEM:

The long awaited changeover to our new pumps and electrical system will begin right away. The pad has been poured for the new transformer and the electricians will be on site for a couple of weeks to complete the work.

ADMINISTRATION:

Preliminary budget work is underway for the 2012 budget. The AGM is tentatively booked for Wednesday, Feb.22 at 7pm at the Blackfoot Inn.
