Septic was inspected 6-16-10, when seller bought it…and he took out a maintenance agreement. He can’t remember if he renewed it, but is trying to
find out.
I am going ahead and start preparing the contract and will sent it to you in the morning.
The inspector is not licensed to insp. septic systems – however – he checks to a degree. He will flush potty, run water in sinks, etc to see if there seems to be any problem. If he notes a problem – then he will further recommend an inspection by someone who installs septic systems.
It’s not necessary - but you could be at the property when inspection is done. This way any issue can be explained.

Bob feels sure that we need to have an inspection on the septic system, just to be sure it is in good working order. I don't remember if you said the inspector would do that or if we need to get someone else. If the same guy does both, guess we should just go ahead and have everything inspected. As for the survey, if the owner knows for sure where the property lines are on each side, we can just use the one that you gave us. When you talk with the owner, would you ask him what the average electric bill runs during the summer and winter months.

We are going to make an offer of $85,500 for the cabin. Do you think we should have an inspection? Would really like to know for sure where the property lines are, so maybe the owner could mark them, so we don't need to get another survey. Bob should have his stock $$ by 8/21, but lets go ahead and put the closing on or before 9/15. We are planning a trip to Angel Fire the first week of September, so if we can't get it done before then, will need to wait until we get back.
