JOB DESCRIPTION

Job Title: Concierge

Department: Housing Services Department

Salary: Band J

Responsible to: Housing and Support Advisor

The Concierge will have responsibility for the upkeep and security of the scheme including undertaking cleaning duties, regular inspections and carrying out minor repairs as required.

Main Duties

1  Monitor and restrict access to the building by groups or individuals, aided by CCTV.

2  Undertake cleaning of common areas, internal and external, as per cleaning schedule.

3  Make routine regular inspections of all internal and external common parts of the scheme ensuring they are kept in a clean, tidy and safe condition, and carry out minor repairs as necessary (ie bulb replacement). Ensure any major defects are reported immediately to the Asset Management Department.

4  Follow up inspections of repairs carried out by tradesmen reporting as appropriate to the Maintenance Officer. If possible carry out any minor repairs.

5  Report any defects in street lighting and stair lighting to the appropriate authorities.

6  Arranging for the clearing of snow and arranging for salt or sand supplies to be available and apply as required.

7  General supervision of the use of bin stores and sweeping out at reasonable times.

8  Supervising the communal kitchen and laundry facilities and reporting any problems arising therefrom. Compile and supervise rota for the use of launderette if required.

9  Assisting, however possible, in the event of any emergency arising.

10  Ensuring any vacant properties are cleaned, kept secure and, as far as possible, maintaining the requisite level of security in the scheme as a whole.

11  Explain to occupants the various conditions and regulations regarding the flats and the transmission of urgent repair requests.

12  Report any tenants who do not comply with the Conditions of Occupancy. This will include reporting anti social behaviour or any other criminal activities to the police or other relevant authority. Act as a witness in court if required.

13  Requisition cleaning materials, secure and control an adequate stock of cleaning materials for the scheme.

14  Reduce or eliminate any noise or disturbance. This will include regular inspection of the scheme.

15  Report on all vandalism within the building / area and take whatever preventative action possible.

16  Maintain a log of events in the prescribed manner if required.

17  Be responsible for the security of keys.

18  Any other duties.

CONDITIONS OF SERVICE

Hours: No guaranteed hours, work on a casual ‘as and when required’ basis, to cover for holiday/sickness/training etc. (Full-time hours 37 per week). Hours to be worked on a shift basis in accordance with the project rota which will be designed to ensure that staff are on duty at times which suits the needs of the residents of the project. This will include weekend and evening/nightshift work.

Pay: Relief Staff are paid on an hourly rate:-

Relief Concierge - £8.75 per hour.

Salary is paid monthly, one month in arrears directly into your bank account.

Holidays: Relief Staff accrue annual leave entitlement for any relief work carried out. We will calculate this leave entitlement on the basis of your average earnings over a 13 week period and this will be paid into your bank account quarterly.

This is in accordance with legislation requirements and does not imply you are an employee of Hillcrest Housing Association.

General: Hillcrest have their own system in place for negotiating annual pay increases. All employees have the right to join a trade union if they so wish.

Smoking: The person appointed will be working in a non-smoking environment. There are no designated smoking areas within the office. Smoking is permitted outside the building and should be out of view of clients/customers. Employee’s who are required to carry out their duties in buildings which are outwith the control of the Association are jointly responsible for minimising their own exposure to risk factors such as passive smoking.

Medical: An applicant for the post may be required to undergo a medical examination prior to the appointment being confirmed.

Qualifications: Any offer will be subject to proof of qualifications essential, and where appropriate desirable, to the post.
