Hidden oaks Association residents

To: All owners,
As most of you are aware, we have been contracted to make repairs to all units covered under a Hidden Oaks Condos TWIA commercial insurance policy. Several residents seem unaware of what we are required to do. We hold a Demo Permit from the City of Rockport on all buildings (A,B , C,D, and E)and have verbal authorization from TWIA adjuster to remove and inspect damaged drywall and insulation in buildings A,B,C and D.
Work in Building E will involvethe following:
  • Removing all drywall floor coverings
  • Removing all insulation
  • Removing carpet or damaged flooring
  • Removing hot water tanks and HVAC units
  • Exposing all framing for inspection of the structure
This work is to be completed by the 25th of October 2017.This does not mean that you have until the 25thto remove your personal items. All personal items must be removed no later than the 15th of October.

The Condominiums’ commercial insurance provides additional coverage IF THE OWNER DOES NOT HAVE PERSONAL INSURANCE OR PRIVATE INSURANCE COVERAGE ON THEIR UNIT.
This means that, if you have no additional coverage, you are responsible for removal of all personal property, including (but not limited to) any improvements outside what the unit originally had installed.
In unit E (only), we are working directly with TWIA agents to seek additional coverage for your improvements. Please understand that this is a request and not a guarantee.
If you do have personal coverage,you are required to submit a copy of your declaration page and a copy of your personal insurance estimate to either NMCG or your HOA.The reason is that, in order to avoid any type of fraud or misrepresentation,we need to make appropriate changes to what is covered under commercial and personal property.
I have spoken with two residents ofBuilding E who haveinsurance and have submitted their paperwork to me.
Ifyou have any personal insurance,NMCG or your HOA need to be informed of this fact prior to the claim being submitted under the commercial policy. Only one claim can be made for the same repairs. If you have private insurance and wish to use a different contractor for your repairs,NMCG will need a copy of the contractor’s license in Rockport, a copy of their liability insurance policy, and a copy of their workman’s compensation insurance policy.
Once you provide these items to NMCG,you, your contractor, and an authorized agent of the HOA must sign a release of all liability. Any contractor operating without a license, permit, or authorization is in violation of city ordinance and is subject to fines, revocation of license, or other method of law enforcement imposed by the City of Rockport or the HOA.
