  • The Board adopted a definitive list of approved exterior decor (see attached). In addition, a revised fine assessment structure was adopted which will hopefully reduce or even eliminate the negative impact that a few can impose on the entire community (see attached).

EXTERIOR DECOR

Permitted

  • May include up to four potted plants
  • Front Entry Porches: one piece of decorative outdoor patio furniture - (outdoor patio furniture is defined as being constructed of an all-weather material), no interior furnishings are permitted.
  • Door wreaths

Not Permitted

  • Any alterations to existing landscape. Do not plant anything; do not remove or trim any plants or shrubs. (They belong to the association, not to individual units, and are maintained by professional landscapers.)
  • Figurines or statues
  • Water features of any size (standing water attracts rodents)
  • More than four potted plants
  • Wind chimes
  • Decorative lighting (other than temporary seasonal lighting permitted from Thanksgiving through the first weekend following the New Year.)
  • Any nails or tacks, or items affixed onto or into siding
  • Permanent deck screening (screens or privacy blinds on decks must be retracted or removed daily following sunset)
  • Hanging plants/baskets - must be approved by board prior to installation
  • Any containers not used for potted plants
  • Signs or posters (political signs may be posted on inside of windows during campaign seasons only)
  • BBQ's - must be stored in garage

Parking Violations (applies to unit, not per vehicle)
Short term parking (up to 15 minutes) is allowed on Tacoma Court. Otherwise there is no parking on Tacoma Court or on garage aprons / Verbal or written notification (community members notify HOA or its designee of the date/time verbal notification is given) / $150 + tow and impound fees / $250 + tow and impound fees
Trash/Rubbish
(Trash, rubbish or garbage receptacles left out in common area or visible from common area on any day other than official Tacoma Solid Waste trash pick-up day.) / Trash or rubbish will be removed at owners expense, plus $100 penalty. / Trash or rubbish will be removed at owners expense, plus $150 penalty. / Trash or rubbish will be removed at owners expense, plus $200 penalty.
Quiet Time
Gas Lamp Terrace observes the City of Tacoma noise ordinance that specifies quiet time as being from 10:00 p.m. - 8:00 a.m. / Verbal or written notification (community members notify HOA or its designee of the date/time verbal notification is given) / $150 / $250 - for third and each subsequent violation
