GARAGE CONSTRUCTION REQUIREMENTS FOR COMPLIANCE

Anchor Bolt Location- MRC R403.1.6

Exterior walls on monolithic slabs and wood sill plate shall be anchored to the foundation with anchor bolts spaced a maximum of 6’-0” o/c. There shall be a minimum of two bolts per plate section with one bolt located not more than 12” or less than seven bolt diameters from each end of the plate section. Bolts shall be at least ½ inch in diameter and shall extend a minimum of 7” into masonry or concrete and shall have a 2” diameter by .125” washer tightened and countersunk .25” into the top of the sill plate.

Braced Wall/ Portal Frame- MRC R602.10.6

Method ABW: Provide hold down or strap type anchors, one each side, permitted to be attached over the wood structural panel.

Method PFH: Provide strap type hold downs embedded into concrete and nailed into framing. Provide header to jack stud straps on opposite side of sheathing. Typical for both sides of openings.

Wind Wash Barrier- MRC R703

A rigid baffle is required to prevent wind driven moisture from entering the attic. Extend from top of wall to within 1” of bottom of the roof sheathing.

Attic Ventilation- MRC R806.2

Provide attic ventilation equal to 1/150th attic area. If 50% or more is provided in upper portion of roof and remainder is provided in soffit vents, it may be reduced to 1/300th attic area.

Attic Access- MRC R807

A minimum 22” by 30” attic access is required when an attic exceeds 30 sq ft and has a vertical height of 30” or more. Access shall be located in a readily accessible location with 30” or greater vertical clear headroom.

Ice Dam Protection- MRC R905.2.7.1

Provide ice dam protection from the lowest edge of all roof surfaces to a point 24” beyond the inside face the exterior wall line of the structure.
