Call the Boulder Ridge Country Club—not the Board or the Frank Road Gatehouse—if you see trespassers on the golf course. The BRCC has added extra security to patrol the golf course because of recent vandalism.
If you see suspicious activity in our community, call the Village of Lake in the Hills police.
Remember that Gatehouse personnel are not security personnel but instead provide community access control. /

“Free exit” at Algonquin Road up and running

The “free exit”allowing vehicles to exit the property without requiring a transponder is now available at not only the Miller Road Gate but also the Algonquin Road Gate.A reminder: pedestrians and bicyclists will still need transponders to exit the property.If you have questions about the free exits, please contact a member of the Board.

Board creates, adopts BRPOA Rules & Regulations

It is the goal of the BRPOA and the Board to maintain a first-class residential community. In order to accomplish this goal, we thinkthat it is necessary to establish rules and regulations that clarify the mutual obligations of the BRPOA and its homeowners/residents.
A number of homeowners have reported possible violations of the BRPOA Covenants and By-Laws to the Board, but until now there has been no set procedure for handling those violations.
This Board, using the authority granted by By-Laws Article 4, Section 4.3d, has created and adopted a set of Rules and Regulations (R&Rs) that cover such diverse topics as annual assessments, architectural and landscape control, signs, garage and estate sales, mailboxes, seasonal decorations, security equipment and vandalism, trash and storage of vehicles.
Violations will incur fines; the Violation Fine Schedule is explained and detailed in the R&Rs. Homeowners will be notified if they are found to be in violation of an R&R and can contest that finding by requesting a hearing before the Board within 10 calendar days of receiving a Notice of Violation. The Board hearing will occur no later than 6 weeks of our receipt of your hearing request.
We are mailing the R&Rs to each homeowner and to the boards of the Fairways and the Greens.The Board welcomes your written comments (please include your name and property address) mailed to our post office address: P.O. Box 2174, Crystal Lake, IL 60039-2174.We will review your comments twice a year beginning in 2013.

Aging BRPOA infrastructure starting to need maintenance andreplacement

The Board is working to ensure that Boulder Ridge is aging as gracefully as possible.
LANDSCAPE
  • We’ve updated some of the plantings at each of the three entrances to “freshen up” the look and will be replacing the current annual flowers with mums this fall. Let us know what you think. We intend to do more next year and are looking for volunteers for the Landscape Committee to help us make the decisions that make the entrances—the introduction to our community—even more attractive. Please contact Lori Bergmann if you’re interested.
  • We’ve worked hard to keep our new and old plantingsalive through the recent drought, so let Lori know if you see dying or dead plantings. We try to remove those as soon as we spot them or are alerted.Replacement plantings will occur later in the fall or in the spring.
  • We’re working to resolve some issues with the sprinkler system that was installed last year (for example, checking out leaks, verifying drainage and figuring out how to relocate sprinkler heads to maximize ground coverage).
  • We’ve repainted the Boulder Ridge logos on the stone monuments at all three entrances.
  • We’ve contacted the Village of Lake in the Hills about several properties that are in violation of the Village ordinance restricting grass and plantings height. If you see property lots, empty or not, with grass heights exceeding 6 inches, contact the Village about an ordinance violation.The Village will contact the property owner and if necessary mow, assessits own fine and lien the property.

BRPOA PROPERTY
  • Frank Road Entrance and Gatehouse
We’re repairing and preserving the Gatehouse roof and its cupola and painting the exterior andplugginga basement interior leak.
We now have an annual maintenance agreement for the HVAC system.
We’ll be replacing the outbound gate arm this year, with the two inbound gate arms on our list for a 2013 replacement. The current gates sometimes get a little “cranky,” so bear with us. These mechanisms are twenty years old.
We’re studying the need to replace our transponder software program. NOTE: The transponder batteries have a shelf life of about 7 years, so a number of transponders will start to fade soon. Get a transponder exchange form at the Gatehouse or at our website.
  • Algonquin Road Entrance and Gatehouse
We’re repairing and preserving theGatehouse roof and painting the exterior at this entrance, too.
We’re repairing some cracked road pavers and replacing missing ones.
We’re aware of a crack in one of the stone monument walls and are seeking solutions to repair it.
  • Miller Road Entrance
We’ve repaired a water leak at the sprinkler system’s shut-off value.
The Boulder Ridge Country Club (BRCC) has removed dead bushes.
We’ve contacted the City of Crystal Lake to plant several trees along our community’s side of the road.
  • Miscellaneous
We’reinvestigatingways to paint the portion of the ironwork fence surrounding our Boulder Ridgecommunity that is owned by the BRPOA (rather than by the BRCC). We expect this to be a major expense, so we’ll have to decide how to budget for it; any changes may need to be done in phases.
We’re still seeking buyers of our roadway speed reduction devices.

Entering through an exit gate puts lives at risk

We have been notified about several instances in which vehicles have entered our community through open exit gates. These vehicles, owned by both our residents and their visitors, run the stop signs to clear the closing gates.
We will not tolerate this activity and have established an automatic $500.00 fine for this type of behavior. All three entrances and exits are on videotape, so there will be a clear indication of the violation.
We will work with the Village to protect our residents and their children. We call on each of you to report vehicle descriptions and license plate numbers to your Board.

Nonpayment of annual dues = transponderturn-off

The Board is turning off transponders for nonpayment of BRPOA annual assessments. We also have agreed to turn transponders off at the request of the Fairways and Greens boards for nonpayment of their assessments.
Transponder turn-offs do not completely cut off access to the community; those without transponders are limited to entering the community through the Frank Road entrance.
