Florida Club Emergency Storm Procedures

Dear Florida Club Owners and Residents, June 13, 2006

The Florida Club Condominium Association, Inc. would like to inform you of our emergency procedures that will be taken in the event we are issued a tropical stormwatch, tropical storm warning, hurricane watch or hurricane warning.

If our area were issued a tropical storm watch or tropical storm warning we would recommend that all residents securely fasten down or remove their personal property from balconies, porches and breezeways. In certain cases, such as last year, when the storm fluctuated between a hurricane watch and tropical storm watch we felt it best to prepare ourselves by having the balconies, porches and breezeways clear of all personal property, notice was given to residents to begin this process.

Our time to prepare for a hurricane is when a hurricane watch is issued; with a community this size we cannot afford to wait for a hurricane warning to begin preparing. The smallest items can become projectiles creating damage to either your home or your neighbor. If you plan on being away please make arrangements to have your personal property brought into your unit, or please remove them prior to leaving.

Hurricane Watch- if this area is issued a hurricane watch we have the potential of experiencing hurricane force wind conditions within 36 hours. When a hurricanewatch has been issued by Emergency Management all balconies, patios and breezeways must be clear from all personal property this includes bicycles (even if they are locked in the breezeway gated area), doormats, patio furniture, plants, rugs, wind chimes….ALL personal property! The Association will remove any personal items left remaining at the owners expense if the areas are not cleared by management’s specified date and time. The Association cannot be responsible for returning the doormats and other items that are left on the breezeways therefore doormats and other items that are left in the breezeways, patios andbalconies after the cut off time and date will be discarded. The Association can also fine $100 a day/up to $1000 for residents that fail to clear these limited common areas. Management will secure the FitnessCenter, Billiards Room, Pool Area, Clubhouse and Compactor.

Hurricane Warning - With a hurricane warning we would expect sustained winds of at least 74 mph within 24 hours or less. It is essential we have all areas clear prior to this warning being issued. Management will make a final inspection of the property to assure that all areas are clear. The management office will close after all areas have been secured.

During and After the Storm - If you have an emergency and need to speak to a member of management during this time please call (904) 315-9206. Call 911 if you have a real emergency! In case of an evacuation or if we are struck by a severe storm it may be some time before management can return to the office. As soon as our contractors have clearance they will be assisting us in all our emergency repairs and service. Insurance carriers and other providers will be given immediate notification of our circumstances. Please do not sightsee the area and stay away from disaster areas.
