Fire Safety in Budget Accommodation Buildings

An inspection of the above building has been carried out under:

  • Section 222 of the Building Act 1975; and
  • The Queensland Development Code MP2.1 – Fire Safety in Budget Accommodation Buildings (the ‘Code’);

and a determination has been made that as at the date of the inspection, being the <insert date>, the above building conforms with the fire safety standards of the Code.

Following the inspection of the above building completed on <insert date>, the local government has decided that:

  • An Early Warning System has been installed in accordance with A1 of the Code;
  • Emergency Lighting has been installed in accordance with A2 of the Code;
  • The Occupancy Densities and the clear path of travel in the building rooms comply with A3 of the Code;
  • The Travel Distances for the building occupants comply with the requirements of A4 of the Code;
  • The building exits comply with A5 of the Code;
  • The Protection of Exit Paths as far as MP 2.1 of the Code applies to this building comply with the provisions of A6 of the Code;
  • The location of exit and directional exit signage complies with the provisions of A7 of the Code;
  • The installation of the portable fire extinguishers and their location are in accordance with A8 of the Code;
  • The installation of fire hose reels complies with A9 of the Code;
  • The installation of fire fighting water supply is in accordance with A10 of the Code;
  • Smoke Hazard Management for the building complies with A11 of the Code and AS/NZS 1668.1.

Note:

  • The owner of the building must ensure that the maintenance of fire safety systems is carried out at the required intervals and records of the maintenance are kept on site and made available for inspection; and
  • The owner of the building must ensure that work of any type, whether under a development application or otherwise, does not affect the location, effectiveness or other compliance requirements of the fire safety systems in the building; and
  • The owner of the building must ensure that the fire safety systems within the building are brought into compliance with any amendments to the Building Act 1975, the Code or other relevant legislation or standards as applicable.

It is recommended that a copy of this document is retained on site and made readily available for inspection by the public.
