Plans required
a) Location plan to a scale of not less than 1:1250, showing the boundaries and location of the site.
b) Drainage plan(s) where appropriate, showing the general proposals for discharging foul and surface water drainage, including the location of public sewer, cesspits, septic tanks or waste water system.
c) “As existing” plan(s) showing the premises as existing.
d) “As proposed plan(s) showing the proposed work- please include specification notes on the drawing or as a separate file
e) Fire Safety plan(s) showing the general proposals for means of escape in case of fire. In the case of works relating to only a part of a floor, please show the full means of escape route to the final exit.
f) Format The preferred format is pdf for items a-d .
For item e 2 hard copy plans may need to be posted to us for onward transmittal to the fire service
Residential developments.
Under Government guidelines residential developments for sale or private rent, including mixed use and conversions, no longer
need to be registered with a Designated Warranty Provider prior to commencement, however we would still recommend that
you consider obtaining a warranty.
*Please provide a copy of any planning consent relating to the proposed project including any conditions relating to water use, room sizes and accessibility.
Form of Contract
We recommend the CIC Contract for the Appointment of an Approved Inspector – which can be downloaded at Wilkinson Construction Consultants standard terms and conditions will be assumed in default of a formal contract.
Correspondence
To reduce our impact on the environment we will generally send correspondence by email to the architect or agent. Additional copies can be sent to the person carrying out the work and/or the contractor where indicated on the project form. If you require hard copy by post please also confirm this at the time of appointment.
Fees
Fees are application fees and are payable in advance of the work being completed. We cannot agree to fees being paid contingent on works being completed as this would be a conflict of interest, as we would be under pressure to sign off non-conforming work in order to be paid. Fees under £1000 (exc VAT) will be charged as a single payment unless we have indicated otherwise. Fees over £1000 (exc VAT) will normally be charged as a plan checking fee and a site inspection fee.
