There are storm water structures and sanitary laterals with easements running through the site which may conflict with proposed desired layout. The site drains to the rear into an unknown stream and maybe bordered by wetlands.

There will be one entrance onto Wagner Road and two proposed entrances onto Crater Rd. The second entrance onto Crater that we have schematically shown closest to the corner may not be permitted this close to the intersection and will definitely not allow crossover traffic.

Existing storm structures, sanitary laterals and a 4' retaining wall approximately 50' long lies on the property immediately adjacent to Wagner Rd.. There are two billboard signs towards the rear of the site on Wagner Rd. These may not be a problem depending on the location of the entrance.
