Patterson Construction – Requests Final Subdivision review for Leftwich Plat B, an 11-lot residential subdivision located at approximately 1100 West Woods Drive in an existing R-1-22 zone.

Rob: No comments

Kerry:

1.  Fire hydrant on lot 10, show a valve symbol 20-feet from the hydrant

Lee:

2.  A separate PI service will be required for each lot - place next to culinary service

3.  Sewer lateral for lot 11 - tie in behind the manhole on the main line

4.  Provide a letter from the downstream users on the lateral ditch on Woods Drive to the west properties, that they will accept the tail water/sub water line

5.  Recommend moving the irrigation ditch for accessibility

6.  On the legend, add the material type on the existing water lines and correct spelling error

Kim:

7.  Either show right to farm fencing on the south property line or provide a letter from the property owner

Lynn: No comments

Jim:

8.  Add a note to the plat stating what improvements are being done in lieu of detention for this phase

9.  Sheet C-2 - label (or add to the legends) the ADA ramps at the intersections

10.  On the storm drain that goes through future plat C, add the material type

Brad:

11.  Relocate the storm drain being proposed in lot 13 to within the right of way of 1100 West

12.  On Timber Drive, at the southern terminus, provide a letter from the property owner to the south as to whether fill will be placed his property. Otherwise, roadway and utilities need to be pulled back from the property line

13.  If fencing is installed on the south property line, fencing should go up and over the embankment of the road

14.  Additional construction plans should be provided for the construction of the widened Waste Ditch box culvert and associated improvements

15.  Show sidewalk on the plan view to assure there are no issues with staking

16.  Remove or revise General Note #1 on the plat to discuss how detention will be handled

Steve:

17.  Provide an irrigation plan for the tree strip on 1100 West (show PI services, clock, and power)

18.  Remove the grates on the trees

19.  On the fencing along 1100 West, vinyl is not permitted. Must meet the arterial road fencing requirements from the Design Standards

20.  Provide a plant tabulations

PRIOR TO RECORDING OF PLAT:

1.  Provide an engineer’s cost estimate for the cost of all improvements.

2.  Bonding for improvements must be in place.

3.  Provide a Mylar of the final plat for recording with the owners notarized signature(s).

4.  Include surveyor’s and engineer’s stamps and signatures on the plat and construction drawings.

5.  Submit a title report to be reviewed by Lehi City Attorney.

6.  Provide evidence that all property taxes (including rollback taxes) are paid. Developer shall provide a letter with an exhibit of the property covered from their title company guaranteeing that the greenbelt taxes have been paid.

7.  Show lot addresses on the final plat.

8.  Provide a disc with the final plat and design drawings in dxf format.

9.  Provide a signed easement verification sheet (for proposed public utility easements on the plat).

10.  New property line adjacent to existing roads must be staked and reviewed by the City.

11.  Need Irrigation Company signature on the construction drawings for the irrigation piping.

DRC GENERAL COMMENTS:

1.  On the power, developer will install conduit; Lehi City Power will install all other required power infrastructure shown on the plans and charge the developer for the costs. These costs are separate from power impact fees that are paid with the building permit.

2.  Developer is responsible to purchase move or remove any existing Rocky Mountain Power facilities.

3.  Developer is responsible to furnish adequate rights of way or easements for construction of off-site power line extensions.

4.  Prior to the pre-construction meeting, Lehi City Staff will make copies of plans for the meeting from the check set and the developer will pay fees for the copies. When changes need to be made to a check set, revise the affected sheets only. Each new submittal will require a revision date on each new sheet.

5.  The approval of a development shall be effective for a period of one (1) year from the date the development is approved by the Planning Commission or City Council, whichever is applicable.
