2010 HOA Elections

BRITTANY PARK HOA, Inc.

Special Meeting

June 23, 2010

A Special Meeting of the Members of Brittany Park Homeowners, Inc. was called to order at 7 p.m. at the Community Clubhouse on Wednesday, June 23, 2010, by members of the Brittany Park Homeowners Association, Inc.

Darryl Harris, HOA Presidentopened the Special Meeting with a welcome and request for all Homeowners to sign in.

The agenda for the Special Meeting was as follows:

2.) Nomination and Election of Board of Directors

3.)Results of Election

4).Adjournment

The members present in person or by proxy proceeded to vote by written ballot for the election of a board of directors, of which the following resident members were elected:

Moneque GreenTedera P. LipseyKimberly Flournoy

Tedera Lipsey and Moneque Green received the highest number of votes. Accordingly, pursuant to the Bylaws of the Association, Tedera Lipsey and Moneque Green will serve for a term of two (2) years and Kimberly Flournoy will serve for a term of one (1) year.

There being no other business, a motion was made, seconded, and approved to adjourn. The meeting adjourned at approximately 8:30 pm.

Pet Violations Update

Residents, please note, pursuant to the Bylaws of the Association , Section 11: Use Restrictions- Pet (f). Residents are allowed to have pitbulls.The HOA has begun verbal speaking with homeowners that have pit bulls on the property to inform them of the deadline date to remove the animal from the property. Neighborhood Watch Update

Monday July 19, 2010 an individual was spotted by Ms. Deborah, a resident in the community. She was out on her morning walk. She spotted suspicious activity from an African American male that was walking around the perimeter of the clubhouse. He appeared to be casing the clubhouse and obviously out of place. She promptly called Kimberly Flournoy, the pool attendant who arrived on the scene to question him. He said he was looking for water. He appeared to be on intoxicated. Ms. Flournoy immediately sent a text to Tedera Lipsey, HOA president to call 911.

Tedera and Moneque Green, HOA Vice President were in the area and discreetly followed the individual who was walking down Campbellton heading to Douglas County. With the Fulton police on the line they were able to provide an accurate description and location of the suspect. The police arrived and questioned the suspect. Actions such as these send a message to those who are possibly up to no good that Brittany Park neighbors are watching and actively taking place in their community, so suspicious individuals will stay away from our community!

What A Neighborhood Watch Does:

  • Offers a service to mark valuable items with an identifying number to discourage theft and help the police track down stolen articles.
  • Utilizes proven techniques to make homes safer.
  • Organizes residents in watching over each other and the neighborhood, noting and reporting anything unusual or suspicious to the local authorities, including:
  • Screams or calls for help
  • Someone looking into cars or homes
  • A stranger removing items from unoccupied homes or closed businesses
  • Vehicles cruising slowly or without lights
  • Anyone being forced into a vehicle
  • A stranger stopping to talk to a child
  • Calling 911 or other local emergency number to:
  • Quickly explain what happened
  • Give your name and address
  • Describe the suspect's gender and race, age, height, weight, hair color, clothes, and distinguishing features like facial hair, scars, accent
  • If a vehicle is involved, report the color, make, model, year, license plate and distinguishing features, like bumper stickers or dents

Since studies show that once a Neighborhood Watch program deteriorates, criminals notice and quickly resume illegal activities, there is certainly motivation to strive towards success.

IMPORTANT SAFETY TIPS:

  • Keep lights on while you are away at night. Use timers on lights if you are going to be gone overnight;
  • Do not stop your mail or paper; instead have a neighbor pick it up for you while you are away;
  • Install motion sensor floodlights around the outside of your house;
  • Install a motion sensor floodlight outside of your garage or in your carport so that it will turn on as you drive into your driveway;
  • Do not open your door for anyone unless you know who it is;
  • Do not open your door for a solicitor or let a solicitor inside your home;
  • Do not enter your home if it appears that someone has either tried to break in or has broken in. Call the police immediately and let them check your house;
  • If you have an alarm system, turn it on when you leave home and use it at night;
  • Pay attention to your surroundings as you come and go from home, work and stores;
  • Do not stop and talk to strangers in parking lots while you are outshopping;
  • If someone stops you in a parking lot while you are out shopping and states that they need help, tell them you will call the police or mall security for them. Do not get out to help them;
  • Keep any Items that you purchase in the trunk as you go from location to location.

Brittany Park Community Yard of the Month Guidelines

Brittany Park Yard of the month program contest will begin in August 2010. Please see below for additional details.

  1. One yard per month will be selected during the months of April through October.
  2. No yard can be selected more then once per calendar year, (except for Harvest Yard in November and Holiday Yard in December).
  3. Members of the selection committee and the HOA Board are not eligible to be selected.
  4. Selection will be made during the first week of each month.
  5. Only curbside view will be considered for selection.
  6. Lawn color should be nice and green, preferably weed-free or weeds well under control, and nicely trimmed on a regular basis.
  7. A variety of colors, shape, and size of shrubbery that offers good balance to the homeowner’s house. The shrubbery should be kept neatly trimmed.
  8. Use of color from annuals and perennials in a pleasing manner helps in the selection of the winning yard.
  9. Once a yard is agreed upon, a sign is placed in the winning yard and the winner will receive a $50 gift card from a participating neighborhood merchant, write-up and photos on the Brittany Park website, announcement posting on front message board and mail out to the community.
  10. Homeowner must be current on dues, and must not have received more than 1 lawn violation for the current season, which must have been corrected within the allotted 1st warning notice time frame.

Brittany Park Community Procedure for the Selection of Yard of the Month

During the residential inspection that is performed by the Architectural Control Committee (ACC) on each home on the first of the month and no later that the fourth. The ACC inspection team will select up to four homes and submit them in the order that the ACC inspection team would endorse to win the Yard of the Month award. The ACC would be recommending that the first house on the list would be the winner and next three or four houses on the list would receive “Honorable Mention”.

The list will be forwarded to the Social Committee for their review. If the first name on the list has already won the Yard of the Month award, the next home on the list would win and so on. If all the listed houses have already won the Yard of the Month during that year, the Social Committee will request for a revised list and then make a selection.

The following procedure would also apply for the Harvest Yard in November and the Holiday Yard in December.

New Brittany Park Playground Area

The installaton of the new playground area for the community started on July 22, 2010. The HOA will send out an update when the playground installation is complete. The area will be cornered off with safety tape, please stay clear of this area while it is under construction

No street parking overnight

Just a reminder, there is no resident street parking allowed in Brittany Park overnight. Vehicles parked on streets can and will be towed. As of May 10, 2010, green violation stickers have been placed on cars that are in violation. You will have 24 hours to remove your car from street. Repeat offenders will be towed and fined.
