CALL TO ORDER
Meeting called to order at 7:03 p.m. by Keith Krueger. Present: Keith Krueger, Bob Berger, Brian Simoneau, Maria Huth, Michael Omel
REVIEW OF MINUTES
Minutes of November2012 read by Brian Simoneau. The Minutes were approved byMaria Huthand 2nd by Michael Omel.
FINANCIAL STATEMENT
Financial Statements for the Operating Accountread by Maria Huth.

VIOLATION STATUS
There were 28total violations in November, including 4 final notices. A homeowner sent a letter of complaint about violation letters. A response letter was sent explaining that parking on the street is not a violation and including links to the Declaration of Covenants and the fining resolution process.
DUES DELINQUENCIES
The board discussed the homes that are delinquent on HOA dues. Three homes owe dues, and threeowe just late fees that will be applied to their next dues payment.
HILLSBOROUGH COUNTY GRANT
The county has approved the grant to improve the lighting at the front entrance.
DUCKS AT THE POND
Priority Pest Control has come three times and has removed eight of the invasive black Muscovy ducks at the pond. They will be back again to try and get the rest of Muscovy ducks.
QUARTERLY NEWSLETTER
The newsletter was posted on the website and was emailed to 76 addresses, 12 of which were returned as undeliverable. The board has received positive feedback about the newsletter.
BLOCK PARTY
The board set a tentative date of a Saturday in March for the next block party.
START 2 FINISH
There have been complaints by many homeowners about the Start 2 Finish lawn service that is mowing one lawn in the cul-de-sac. The police have been called but there is not much they can do. Someone will try to contact the homeowner that employs them to discuss Start 2 Finish. A violation letter may be sent if there are lawn clippings blown into other homeowners’ yards.
STORAGE UNIT
The board voted to approve renting a 5-foot by 5-foot storage unit at United Self Storage, which is located on Bell Shoals across the street from Walmart. The cost is $41.73 per month with no contract. The storage unit will be used for the various decorations, signs, paint, and other items that are currently being stored in the board members’ garages or attics.
ELECTION
The election for the 2013 board of directors was held. The new board of directors is

BUDGET
The budget for 2013 was presented by Maria Huth and approved by the board.
