The purpose of the Regulations:

A. creation of the optimum use of living and residential enjoyment for the owners and residents of the apartment complex Toros Residence II.

B.Promoting a good relationship between the owners and occupiers themselves, the prevention

of acts that the living and living environmentcould disrupt and value and respect of the complex disadvantage.

C. Every owner and occupant is required to submit these regulations
conform and to act so that the above objectives are achieved.

Article 1

a. Forbidden to place goods and bicycles in the, stairwell and paths around the building. Bicycles,

motor bicycles and scooters should be placed on theparking lot next to the Toro restaurant or in

the cellar under block A / B, just like the cars.

b. The stair way must be kept clear at all times of any items whichcould cause obstructions in the

case of an emergency.

c. Without permission from the board no paintings, chairs, plants and other decorations may

be placed.
d. The colour of the painting of the complex, will be determinedby the General owners meeting.

It is not allowed to change thatcolour independently.
e. Advertising and / or printed matter should not be left in the hall.The publication board there

already is earmarked for administrativeofficial notices,and should not be used to hang

marketing or advertising leaflets..

f. Newspapers, advertising and / or printed material, found in the letterboxes, may not be disposed

of in the stair ways or hall of the apartment..

g.Correspondence of the residents to each other can be done on the publication board in the

common area under block C/D.

h. Owners, tenants and users must dispose of their domestic andorganic waste into the

containers.

i. It is the responsibility of every owner, tenant and user to preserve the

silence within the park and building

j. Everyone is obliged to keep all common areas, such as elevators, stair

cases, sauna, toilets an so on, clean.

k. It’s forbidden to enter and use the elevators with wet swimming suits.

l. It’s forbidden to urinate or to do his or her great need in the common areas and

garden both for humans and animals.

Article 2 Balconies

a. It is forbidden to place shutters and bars to block of thebalconies.

b. The installation of sun blinds is allowed if the colour and construction complies whit the

regulations.

c. installation of any name boards, signboards, billboards or otherprotruding objects are not

allowed

d. It is not allowed to install or place antennas or satellite dishes on balconies or the facades and

outer walls.

e. It is allowed to place small flower pots within the confines of yourown balcony.

f. To avoid inconvenience and soiling of the facades, windowsills,gutters and balconies, no food

may be given to the birds and thrownto other animals.

g. The drain wells on the balconies should be regularly cleaned to

prevent leaks to the neighbours below. In association with heavy

rainfall, by a long absence, it is recommend to remove lids of the

drain wells.

h. The pits or little holes on the balconies have to be cleaned very of ten to

avoid leakage to the below apartments .With absence it is recommended to not

place the lids on the pits in case of bad weather

I If one wants to close one balcony with glass ,in that case it has to be the same

System as already on the other balconies in the park.

J The stores / rails witch are going to the hanged them,have to be in the same coulor

As the mozaik on the building façade.

k. Each owner is obliged to close the floor tiles of the terrace with silicone to avoid

water damage in the apartment underneath.

Article 3 Made / bedding.

a. Adjustment: from 8:00 o’clock in the morning until 10:00 o’clock in the morning

it’s allowed to air the bedding goods but no carpets.

b. The cleaning of carpets, rugs or bedding may not be beaten

outside the balconies.

c. Airing should be done on the streetside, not on the parkside .

d. It is not allowed to dry the washing/ clothes outside the balcony.

Article 4 Common areas.

Common areas are the areas that are mentioned in Article 4 of

the administrative plan and Article 4 appartements law of the

property:

  1. Other than the designated area, it is forbidden to place bicycles, motorcycles, baby carriages or other objects are not to be placed here.

b. It is forbidden to carry out self-repairs on the lighting and technical

equipment without the knowledge of the Board.
c. It is not allowed to smoke in the common areas, stair ways,

elevators and the central entrance of each block

d. It is not allowed to clean and repair cars, bicycles, motorcycles

in the common areas and the paths around the building.

e. It is forbidden use the common spaces as storage for explosive

substances.

Article 5 Sauna.
a. The users times of the sauna are daily from 18.00 to 23.00 hours,

only in consultation and with authorisation of the caretaker,

it’s permitted to use the sauna during other times.

b. When in high season the use of the sauna is unnecessary, the

administration may take steps to close the sauna .

c. After the sauna visit,the whole area should be cleaned and neatly

and one has to be shore the lights, and sauna stove is turned off.

d. It is not allowed to leave clothing or other things, damage should

immediately be reported to the caretaker. At the onset of damage

by abuse costs will be directly to the user responsible.

e. It is forbidden for persons under 16 years, unaccompanied by an adult

person to using the sauna.

f. The board is not responsible for any form of damage caused by the

use of the sauna.

g. The board may adopt different rules.

Article6 Swimming pool

a.Only owners or tenants of a Toros II-apartment, and also effective overnight, are allowed to use the facilities,swimming pool, sauna, fitness room etc.. The tenants need a written

agreement.

The hours of operation of the swimming pool are determined as follows:

from the first of april until the end of october is the swimmig pool open

between the first of june until the end of september – 8:00 until 21:30

the rest of the period – 8:00 until 20:00

It’s forbidden to use the swimming pool when the lights are switched off.

b. The caretaker can temporarily close the swimming pool for cleaning and maintenance activities

When using the pool, the following rules apply:

Entering the swimming pool is for own risk.

> Entering the pool is restricted to appropriate footwear.

(no shoes which are carried on public roads)

The use of the swimming pool is only allowed with approved swimsuits

For lady’s: bikini or swimming suit

For men: swimming shorts or swimming trunks

You need to take a shower before you use the swimming pool.

Children under 10 years can only under the guidance of the parents

or guardians use the swimming pool.

Children over 10 years may only use the swimming pool
if they have a swimming diploma or can swim very good.

Baby’s up to 3 years, or not yet potty trained, are obliged to wear swimming diapers

in the swimming pools.

> The parents and guardians remain at all times responsible for

the children and can not claim by the Board.

Smoking is permitted at the pool, provided that the waste isdeposited in the present ashtrays.

It is forbidden to reserve sun-beds using hand-towels or other objects

It’s forbidden to urinate or to do his or her great need in and around the swimming

pool. Please use the toilets in the technical room.

In appropriate cases, the caretaker and staff are entitled to removal.

It is not allowed to urinate in the pool. Use the sanitary facilities under the

swimming pool.

When leaving the pool, all attributes from the water must be removed

Leave no clothing and other matters behind.

Everyone should be ensured that the space around the pool is
clean and tidy left behind.

It is prohibited to take pool materials to the beach.

Please close the used umbrellas when leaving the swimming pool area to prevent damages.

Violators of the pool rules will be removed by the managment.

Article 7 Fitness Centre.

a The devices should be used with care and should only be used for

the purpose for which they are intended.

b. After use, the equipment must be cleaned and space left behind neatly.

Perspiring spots should be removed.

c. Damage should immediately be reported to the caretaker.

d. Children below 16 years which are not accompanied by a person
older than 18 years can not allowed to use the equipment in the

fitness room.

e. The board and the association can not be held responsible for damage

and injury.

Article 8 Tennis Court

a.The tennis court can be used from 07.00 untill 22.00 hours.

b. It is not allowed to enter the field without proper tennis or
basketball shoes

c. The area of the tennis court is intended for playing tennis or can

be used for basketball. Practicing other sports is not allowed.

d. The caretaker may change openings times.

e. It is not allowed to leave clothing behind or other attributes on the

tennis court

f. The board and the association can not be held liable for damage

and injury.

Article 9 children playground.

  1. Use of the children playground should always be under parental

supervision

Article 10 Maintenance.

a.The occupier or user must give access by employees engaged in the

cleaning and maintenance of the outer walls, roof, frontage and windows.

b.The technical area and rooftops of the apartment are only accessible for

authorized persons, such as maintenance staff and members of the Board.

Article 11 Constructional changes

Internal Constructional changes to any apartment can only be made if:

> The necessary permits have been obtained from the municipality and

the local council.

> The changes should not affect the construction of the apartment or

building. The changes must be presented by the board to determine

whether proposed changes require approval of the general members

meeting.

> The repair and maintenance of any such approved change will be at

the expense of the apartment owner.

> Drilling, hammering and other forms of loud sounds are not allowed
from 22.00 to 08.00 hours.

> It is not allowed to operate an office or company or any other issue
without the consent of the general members meeting.

Article 12 House animals.

  1. Holders of pets are responsible for the consequences of the inconvenience

that pets can give; any droppings should be cleaned up.

  1. Aggressive or dangerous dogs must be muzzled.
  2. In the common areas pets must be leashed.
  3. It’s forbidden for all people to let there dog out in the garden. They have to go outside.

Article 13 complaints.

  1. Complaints concerning nuisances, use of common spaces of any kind,

can be made in writing to the Board.

  1. Complaints among persons must be first solved by themselves, according to the the statutes and regulations.
  2. The complaint must be clearly defined with details of names and dates.

It should also be indicated to what article of the Regulations they apply to.

  1. The Board will ensure a prompt handling of the complaint.
  2. As of the first of november, there will be a idea/complaint box provided at the entrance of the park.All owners can formulate ideas or complaints wich will be answerd as soon as possible.

To be at your service there will be a list of helpfull phone numbers, plumber,electrician etc, provided at the entrance.

Article 14 Security.

The residents are partly responsible for the safety of life and property inand around the apartment building by:

a Keep the exterior doors are closed.

b Undesirable persons reporting to the caretaker

cNot to give access to strangers on the intercom, and without Information

opening the outer door.

d Giving no access to unsolicited sellers.

e By unwanted or dangerous situations immediately notify the caretaker

f Damage and lack of common objects or spaces report to the caretaker.

gThe owners remain fully responsible for the consequences of the leave of

keys to others persons and also for the loss.

h Due to security reasons everybody is obliged to use the same company for satelite or tv-

problems.

i Every owner is obliged to have a general insurance and a earthquake insurance by a

recognized agency.

General

Changes in the rules can only be amended in accordance with

the administrative plan and the law on "appartements law".
