Thank you so much for selecting our home located at 2245 Lake Ranch CT, Gainesville, GA, 30516. We know you will enjoy your stay in this comfortable home on the lake. This house comes equipped with all the comforts of home.

Must be 25 to rent house.

A Cashier’s Check or Money Order will be needed in the following amount. Booking deposit may be paid with credit card (with no additional fee) or personal check if far enough in advance. Balance may be paid with credit card but there will be an additional 3% fee:

The check-in time is 4:00 PM and check-out time is 10:00 AM. There is a $25 per hour fee if you check out later. This is necessary so that cleaners can have ample time to get the house ready for next guests. If the house is not rented that day, you may have permission to stay later with no extra charge. The $400.00 damage deposit will be returned within two weeks of your departure. In the event that there is damage or an excess cleaning fee due to tenant’s negligence, the $400 damage deposit will be used to replace any costs incurred by owner due to tenant negligence.

You may check in earlier only if the house has been cleaned. Please follow the following check out instructions otherwise the cleaners will charge more fees which will be taken out of deposit.

1.  Check out is at 10:00 AM. If cleaners arrive after 10:00 AM and you are still at house you will be charged $25 per hour for each additional hour after 10:00 AM. This is necessary in order to get the house ready for our next guests and to give the cleaners adequate time to clean house properly.

2.  Please clean up all trash and food from the refrigerator and put in trash cans, take cans out to street for Thursday morning pick up..

3.  Strip beds and put sheets in laundry room..

4.  Place all towels in laundry room.

5.  Empty BBQ, please make sure coals are not still hot.

6.  If you moved furniture, please put back where it was when you entered the house.

7.  Place all dirty dishes in dish washer and turn on.

8.  Any excessive cleaning done by cleaners will be charged from your damage deposit.

9.  Anything broken or missing will be charged from your damage deposit.

10.  Any smoking in house will result in total loss of your damage deposit.

11.  Turn off lights and tv. Put air conditioner up to 75 in summer or in winter heat down to 50. Lock doors. Put key back in lock box.

No other guests are allowed to sleep at house unless getting authorization from owner first. By signing this agreement you are aware that if others stay at house other than written on the agreement, management has the right to tell you to vacate the property immediately. You must make owner aware if other guests are visiting. This house does not accommodate large parties.

If you break something or lose it, please advise us. Please treat our home as if it were yours.

Cancellation Policy: Deposit will be refunded if cancelled 90 days or more prior to arrival only. Within 90 days deposit will be refunded if house gets rented.

·  The Tenant will indemnify and save the Landlord, and the owner of the Premises where different from the Landlord, harmless from all liabilities, fines, suits, claims, demands and actions of any kind or nature for which the Landlord will or may become liable or suffer by reason of any breach, violation or non-performance by the Tenant or by any person for whom the Tenant is responsible, of any covenant, term, or provisions hereof or by reason of any act, neglect or default on the part of the Tenant or other person for whom the Tenant is responsible. Such indemnification in respect of any such breach, violation or non-performance, damage to property, injury or death occurring during the term of the Lease will survive the termination of the Lease, notwithstanding anything in this Lease to the contrary.

·  The Tenant agrees that the Landlord will not be liable or responsible in any way for any personal injury or death that may be suffered or sustained by the Tenant or by any person for whom the Tenant is responsible who may be on the Premises of the Landlord or for any loss of or damage or injury to any property, including cars and contents thereof belonging to the Tenant or to any other person for whom the Tenant is responsible. Landlord is not responsible for tenant’s personal property, including boat or wave runners.

·  There will be no smoking in the house. If you smoke outside, please pick up and remove cigarette butts. Absolutely no use of illegal drugs on property. Please be respectful of neighbors and keep noise down.
