Case No. 2479: 71 Hicks Lane–Resolution Vote Required Upon Receipt
The applicant, Farjad Zaghi, representing Deborah Ishael, owner of the premises at 71 Hicks Lane in Great Neck is seeking the following variance from the Village Zoning Code in connection with the application for a two story addition:
•§575-80: The proposed floor area is 3225 square feet, while the maximum floor area permitted is3,020 square feet. A variance of 205 square feet is required.

- §575-56: The front yard on Hicks Lane must be 30.5 feet. The proposed front yard is only 25 feet. A variance of 5.5 feet is required.
- §575-56: The front yard on Weybridge Road must be 26.28 feet. The proposed front yard is only 25 feet. A variance of 1.28 feet is required.

- §575-50 – The maximum building height can be no more than 35 Feet. The
Proposed building height is 35.66 Feet. A variance of 0.66 Feet is required.
- §575-50 – The maximum eave height can be no more be 22 Feet. The
proposed eave height is 22.66 Feet. A variance of 0.66 Feet is required.

Case No. 2478: 17 Hartley Road - The applicant, Michael Nikrooz, of Circle Planning and Design, representing the owner, Hertzel Sure,is seeking the following variancesfrom Village Code in connection with the application to construct a new one-car garage. Amended drawings were submitted on November 29, 2017.
- §575-52:The maximum building area is 1,872.00 square feet. The
proposed building area is 1,883.56 square feet. A variance of 11.56 square feet is required.
- §575-54: The maximum rear yard coverage is 347.0 square feet. Theproposed rear yard coverage is 678.8 square feet. A variance of 331.8 square feet is required.
