Purpose of the role:

Maintenance is the leading service request from students living in our accommodation. In this role you will take the lead on organising, monitoring and improving reactive and planned maintenance in the University managed halls of residence. You’ll be working closely with the Halls management team and key colleagues in Estates & Facilities to deliver outstanding service to our residents.

Line management responsibility for: Caretakers, Halls Facilities Assistants, Halls Supervisors

Main areas of responsibility:

  • To provide line management and leadership for a team of staff - including recruitment, induction, SDRs (appraisals), performance management to the standards set out in University policies.
  • To deliver effective front line responsive services by developing the roles and responsibilities of the halls maintenance team.
  • To be responsible for the delivery of day to day maintenance within the designated buildings and associated external spaces, allocating and prioritising tasks for direct reports.
  • To monitor and review the effectiveness of maintenance procedures, planning and instigating change as necessary. To agree and monitor KPI’s and Service Level Agreements, reporting performance to the Operations Manager and department management team.
  • To develop a long term investment plan for the University managed accommodation, in liaison with the Operations Manager. To contribute to the budget setting process by identifying and prioritising planned maintenance requirements, ensuring adherence to the university’s financial regulations.
  • Develop systems and processes for recording, responding to and monitoring reactive maintenance. Ensure a customer oriented service is maintained for students, residents and other halls users.
  • To contribute to the ongoing development of the Halls of Residence as a key member of the management team, participating in regular meetings.
  • To ensure published Health and Safetyguidance are adhered to and safe working practices and policies are maintained while carrying out duties, reportingany/hazards which may affect the safety and wellbeing of customers or staff.To act as a Fire Warden at all times while on duty.
  • To effectively manage small to medium sized facilities maintenance projects, to include refurbishments, upgrades and replacement programmes. Ensuring works meet deadlines, adhere to all relevant regulations and are within budget.

  • Experience of working in a busy residential or HE environment.
  • Experience of overseeing the maintenance needs of a diverse portfolio.
  • Experience of project management in higher education or elsewhere which demonstrates the ability to ensure that all planned activity is properly monitored and accounted for and that deadlines are met within the agreed budget.

  • Any appointment is generally made at the bottom of the salary range for the grade dependent upon experience and previous salary.
  • This is a full timepost and is permanent.
  • Annual leave entitlements are shown in the table below and increase after 5 years’ service. In addition, to the eight Bank Holidays, there are university discretionary days between Christmas and New Year. All leave, including bank holidays and discretionary days, is pro-rated for part time employees.
