Meeting Minutes

The meeting was called to order by Kent Bailey. Present were Bill Denne, Kent Bailey andKeith Reardon. Nancy Martin attended for Nelson & Selwitz. There weretwo homeowners present.

The minutes from the December 7, 2010 Board meeting were approved.

Nancy stated that the financials for December 31, 2010 were not prepared at this time.

There was no old business to discuss.

New Business:

The proposals for the front and rear re-landscaping were discussed. There was some modification to the proposal for the rear entrance. Several shrubs at the rear entrance need to be removed because they are blocking the light shining on the sign.

A lengthy discussion ensued regarding the ARC Committee and the landscape proposals.

Bill Denne excused himself from the meeting.

A discussion ensued regarding the ARC Committee’s responsibility and the responsibility of the Board. As it stands, the ARC has the authority to review and decide on improvements made to the common areas.

On motion by Kent Bailey, seconded by Keith Reardon, the Board rescinded the decision made at the December 8, 2009 Annual Meeting to grant the ARC exclusive authority on landscaping of the common area. The Board will consult with the ARC on all landscape matters, but the Board will have the final decision.

On motion by Kent Bailey, seconded by Keith Reardon, it will be the policy of the Board to review landscape proposals with the ARC to solicit their feedback for consideration by the Board.

Mr. Collins stated that he will meet with Proscape to get the first proposal modified.

Nancy will speak to Proscape regarding removing several shrubs at the rear entrance so the light can shine on the sign. Nancy will also review the proposal submitted by Action Plus to ensure that the correct items were bid on. Nancy will also review the proposals that were submitted for re-paving.

The Board discussed sending a letter to all homeowners in March or April discussing the following items:

Trash cans

Speeding

Cleaning up yards

Parking reminders

Nancy will compose a letter and send to the Board for approval.

There was no further business to come before the Board and the meeting was adjourned.
