I. Detailed Scope

1.  The Subcontractor will supply and install privacy locks on all bedroom, bathroom, utility room, and powder room doors; passage locks on all closet and pantry doors; and dummy knobs on all double closet doors using a ball catch.

2.  Door hardware and strike plates should be adjusted to minimize rattling and insure that the door closes and latches properly.

3.  Splits in wood jambs caused by screws should be avoided. If necessary pilot holes should be drilled.

4.  The Subcontractor will supply and install all base and hinge mounted door bumps.

5.  The Subcontractor will install exterior door hardware and adjust the strike plate to create a proper weather seal and see to it that the lock works properly. This includes an entry lock and deadbolt on all exterior doors.

6.  Installation of exterior locks will require that the installer remove the existing construction locks from the doors. These locks, and all their parts and pieces, are to be gathered by the installer, placed in a lock box and placed in a cabinet in the space above the refrigerator or taken to the CalAtlantic Homebuilding Supervisor’s trailer.

7.  If all locks are not keyed alike, the Subcontractor will return and re-key those locks that are not properly keyed within two (2) working days.

8.  Two keys must be provided for each different lock on the house.

9.  All keys are to be properly marked per lot and packaged then delivered to the CalAtlantic’s Main Office within seven (7) days.

10.  The Subcontractor is to supply and install house numbers (average of 4 per house, 3” black or as otherwise noted).

11.  House numbers must be installed plumb, level, and evenly spaced.

12.  The Subcontractor will supply CalAtlantic’s Superintendent with base and hinge mounted door bumps as requested at no charge.

II. Materials Specified

1.  Schlage / Dexter interior and exterior knobs, deadbolts and handlesets. Type and finish per CalAtlantic construction specifications.

III. Standards/Warranties

1. The Subcontractor must guarantee all labor and material for one (1) year after settlement. If field inspection reveals improper material or workmanship, the Subcontractor will assume all liability for any future charges incurred in the correction of this work.
