Summary

Under general supervision by the Director of Maintenance and the Executive Director the incumbent is responsible for maintaining the physical conditions of PCHA properties.

Essential Functions

● Responsible for daily upkeep of the Authority’s buildings and grounds which includes cleaning and removing of trash.

● Conduct preventative maintenance work items as assigned.

● Operate vehicles and powered equipment, such as mowers, tractors, twin-axle vehicles, snow blowers, chain saws, electric clippers, sod cutters, and pruning saws.

● Care for established lawns by mulching aerating, weeding, grubbing, removing thatch or trimming or edging around flower beds, walks or walls.

● Use hand tools, such as shovels, rakes, pruning saws, hedge or brush trimmers, or axes.

● Prune or trim trees, shrubs, or hedges, using shears, pruners, or chain saws.

● Gather and remove litter.

● Maintain or repair tools, equipment, or structures, such as buildings, greenhouses, fences, or benches, using hand or power tools.

● Mix and spray or spread fertilizers, herbicides, or insecticides onto grass, shrubs, or trees using hand or automatic sprayers or spreaders.

● Provide proper upkeep of sidewalks, driveways, parking lots, fountains, planters, or other ground features.

●Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.

● Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.

● Responsible for the care, maintenance, and inventory of all supplies and equipment owned by PCHA.

●Assist in establishing a plant nursery for PCHA properties.

● Performs all other related duties as requested by supervisors, the Director of Maintenance and/or Executive Director.

Demands/Complexity

This position operates generally from established and well known procedures. Work situations are recurring with occasional variations from the norm. Incumbent is expected to meet established performance standards. Incumbent will be regularly exposed to outside weather conditions; occasionally exposed to moving mechanical parts, fumes or airborne particles, the noise level in the work environment is usually moderate. The position requires employee to regularly stand, walk, climb or balance, stoop, kneel, crouch, or crawl; use hands to finger, handle or feel; and reach with hands and arms; ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 40 pounds.

Contacts are made with others both inside and outside of the agency. They may involve confidential and/or sensitive matters.

Specific Job Skills

Good interpersonal, verbal, and written communication skills are required to work effectively and efficiently. Essential duties listed above must be performed satisfactorily; exceptional customer service skills; ability to work with general supervision.

Mental

Organizational skills, teamwork, communication, and customer service are required. Frequent interpersonal skills, decision making, meeting deadlines, use of discretion, creativity, and problem analysis are needed.

Education/Experience

High School diploma or equivalent, and two years directly of related work experience.

Requirements

Possession of a valid State of Florida Driver’s License at all times and the ability to be insured by the Authority’s Auto Insurance; certifications deemed necessary by the Agency are required to be obtained as a condition and requirement of continued employment with the Agency. Employee will have six month from the completion of their probation period (90 days) to obtain the required certification(s).
