Purpose / This unit standard is for salespersons in the rural sector of the real estate industry. People credited with this unit standard are able to:
–obtain contracts of agency and reach agreement on marketing programmes to be employed;
–establish authority and obtain signed authorities from vendors to market rural property on their behalf;
–develop descriptions of rural properties; and
–plan and implement agreed marketing programmes.

2Definitions

REINZ stands for Real Estate Institute of New Zealand Inc.

Appraise/appraisal is estimating the market value set upon a property.

Common Law is also known as case law – judgements made by courts, rather than laws written by parliament.

Essential services refers to electricity, gas, water, sewerage, and telephone services. The nature of these services varies from region to region.

Industry requirements mean all actions must comply with relevant professional body standards, legislation, codes of professional conduct and client care, and approved guides. Legislation is available from and codes of professional conduct and client care, and approved guides are available from

Lifestyle block property is a property with a predominant residential use but encompassing an area of land with agricultural or horticultural activities undertaken on hobby or secondary income basis, including any parcel of land either rurally or on the fringe, that is used for recreational or semi productive purposes. Lifestyle blocks/property may vary in size from 1-15 hectares.

Qualify vendors means determining motivations, expectations, and preferences, and assessing impacts on selling price ranges.

Rural enterprise is where an economic or semi-economic agricultural or horticultural business activity is undertaken on an area of land as the main focus for land use.

3Common Law judgements relating to the duties of an 'agent' may be applicable to this unit standard.

4Assessment

This unit standard will be assessed on the basis of evidence of demonstrated performance in the workplace or in simulated work situations designed to draw upon similar performance to that required in the workplace.

Outcomes and performance criteria

Outcome 1

Obtain contracts of agency and reach agreement on marketing programmes to be employed.

Rangeevidence of three different contracts of agency are required for assessment.

Performance criteria

1.1Establish lawful ownership of rural property consistent with legal and industry requirements.

1.2Agency arrangements are consistent with industry requirements.

Establish authority and obtain signed authorities from vendors to market rural property on their behalf.

2.1Authorities are established, and methods used to obtain authorities are consistent with industry requirements.

2.2Signatories of authorities are obtained consistent with legal and industry requirements.

Develop descriptions of rural properties.

Performance criteria

3.1General descriptions of rural properties, that may be used in marketing, and that include information from listing forms and valuation certificates, are prepared.

Rangeincluding but not limited to – features and characteristics of rural enterprises, lifestyle blocks, or other rural property; improvements; provision of essential services; titles; easements and covenants; requirements and provisions of territorial authorities; schools, shops, other services.

3.2Develop descriptions of properties covering agricultural and business aspects that may be used in the marketing of the rural property.

Rangeincluding but not limited to – contour, altitude, aspect, water, drainage, prevailing wind and shelter, sunshine hours, average temperature, shape of property, soil types, fertiliser levels and requirements, fencing, internal and external access, pests and disease, contamination, transport, infrastructure, productive and carrying capacities, financial performance for previous 2-3 years.

3.3Descriptions of rural properties are consistent with industry requirements.

3.4Description is agreed to and checked by a branch manager, licensee, or principal officer in accordance with industry requirements.

Outcome 4

Plan and implement agreed marketing programmes.

Rangemarketing programmes to be developed for two different types of rural properties.

Performance criteria

4.1Develop a marketing programme for each property.

4.2Agreement is reached with the vendors on the marketing programme for each property.

4.3Marketing programmes are consistent with industry requirements.

4.4Rural property is marketed in a manner consistent with industry requirements and marketing programme.
