THISISA VACATIONRENTALAGREEMENT.THERIGHTSANDOBLIGATIONSOFTHEPARTIESTOTHIS

AGREEMENTAREDEFINEDBYLAW.YOURSIGNATUREONTHISAGREEMENT,ORPAYMENTOFMONEY ORTAKINGPOSSESSIONOFTHEPROPERTYAFTERRECEIPTOFTHEAGREEMENT,ISEVIDENCEOFYOUR ACCEPTANCEOFTHEAGREEMENT,ANDYOURINTENTTOUSETHEPROPERTYFORA VACATION RENTAL. COASTALREALTYPROPERTYMANAGEMENT,INC.(COASTALREALTY),THEMANAGEMENT FIRM,ONBEHALFOFTHEOWNEROFTHEPROPERTY,RENTSTHESUBJECTPROPERTYTOTHETENANT, WHO MUST BE 25 YEARS OF AGE OR OLDER, SUBJECTTOTHEPROVISIONSOFTHERENTALAGREEMENT.

**TaxratesarecalculatedasofthetimeofthisAgreement.Tenantshallberesponsibleforpaymentofallapplicabletaxes

accordingto ratesineffectatthetimeoftheoccupancy.

(1) TRANSFEROFPREMISES.Iftheowner voluntarilytransfers(sells)theunitthat hasbeenreservedbyTenant,Coastal

Realtywilltransferthereservationto a unitofequalorbetterstandards,and notifyTenantofsame.

(2)TENANTAGREESTOPAYA$50.00PROCESSINGFEEFOR ANYCHECKOFTENANTTHATMAYBERETURNED BYTHEFINANCIALINSTITUTIONDUETOINSUFFICIENTFUNDSORBECAUSETENANTDIDNOTHAVEAN ACCOUNTATTHEFINANCIALINSTITUTION.

(3)DOWN PAYMENT & FINAL BALANCE.Down payment for weekly and monthly reservations will equal $250 and will be required at time of booking. For multiple month reservations, a $250 down payment is required for the first month and $100 down payment for every month thereafter. Full payment of balance on the first month is due 30 days prior to arrival on monthly reservations. The following months are due 30 days prior to the start of the month. Full payment of balance is due 30 days in advance of arrival for weekly and daily reservations.

(4)RENTALFEESPAYMENTS.Paymentswillincludethefollowingchargesforeachreservationmade.Mandatorydeparture cleaningfeeof up to $300(dependingonunitsizeandtermofreservation- yourconfirmationwillstatetheexactamount).All reservationsarealso subjectto a reservationprocessingfeeofup to $70(dependingonpropertyreserved-yourconfirmationwill stateexactamount).All feesare subjectto StateSalesandCountyAccommodationTax.

(5)DAMAGECHARGES.Yourcreditcardinformationwillbe keptonfileduringthetermofyourstayforuseasa

"security/damagedeposit"to insurecompliancewiththetermsoftheRental Agreement.If,afterinspection,itisdeterminedthat theconditionofthe unitisbeyondnormalwearandtear,orcontentsaremissingfromtheunit,Tenantagreesto acceptallliability andunderstandsthatthesecosts willbechargedto theTenant'screditcard,to includeanapplicableadministrativefee.Amounts mayalsobechargedto coverunnecessaryservicecalls,unreturnedkeys,orremotes.Pleasereportanyproblemsordamagein your unitthedayofcheck-in.Ifnot reported,wemustassumethe damagesoccurredduringyouroccupancy.CoastalRealty's determinationofdamageswill beconclusive.

(6)CHECK-OUT.By10:00am,allkeys,poolpasses,parkingpasses,remotes,etc.,areto bereturnedto ouroffice.Ifcheck-out

has notoccurredby10:00am, thefulldailyrate maybechargedto yourcreditcardonfile. (7)CANCELLATIONPOLICIES.

RESERVATIONFEESARENON-REFUNDABLE.ALLRESERVATIONSAREREQUIREDTOHAVEAVALIDCREDIT CARDONFILE.ALLCLEANINGANDINCIDENTALINSURANCEFEESWILLBEREFUNDED.

For Monthly rentals:Monthly rentals cannot be shortened after reservation is confirmed and if one month is canceled, the entire multiple month reservation is canceled. Cancellations made six (6) months prior to arrival—down payment is the cancellation fee; Cancellations made 90-30 days prior to arrival—1/2 the first month’s rent plus taxes as a cancellation fee; Cancellations made 30 days or less prior to arrival—1 month’s rent plus tax as a cancellation fee.

ForWeekly & Dailyrentals:Cancellationsmadewithin90-30dayspriortoarrival—depositplustaxasa cancellationfee;Cancellations madewithin30days priorto arrival—totalrentplustaxas a cancellationfee.

Naturaldisasters,actsofGod,inclementweatherorproblemscouldaffectyourvacation.We willdo ourbestto accommodateyou shoulda problemoccur,but, wecannotrefundanyportionofyourrent.PLEASEREMEMBERYOURRESERVATIONHOLDS THATUNITINYOURNAME,THEREFORE,REMOVINGITFROMTHEAVAILABLERENTALINVENTORY.

(8) TRANSFERS.No unittransferbyrequestofTenantwillbemadeoncethereservationhasbeenconfirmed.

(9)CLEANING.Cleaning discrepancies must be reported to our office within 24 hours of check-in. If you have not called within that time frame, we will presume that you found your unit in acceptable condition. Allofourrentalunitsexcept InnatCamacheeCove,havea departurecleaning addedtotheirrentalrate whichwillincludea normalcleaningoftheunitand up to 2loadsoflaundryfor2 bedroomunitsand3 loadsoflaundryfor3 bedroomunits.Weaskonlythatour rentalguestsloadanydirtydishesintothedishwasher,removegarbage fromtheunit,andplaceallusedlineninlaundryareaof unit.Ourhousekeepingstaffwill do therestforyou! Eachunit isinspected aftereverydepartureandrentersmaybechargedforextracleaningifunitisleftexcessivelydirtyand/orifTenantfailsto do the abovelistedrequirements.

(10)TENANTDUTIES.Tenantagreesto complywithall obligationsimposedonTenantwithrespecttomaintenanceofthe Premises,includingbutnotlimitedto keepingthePremisesascleanand safeastheconditionsofthePremisespermitandcausing no unsafeor unsanitaryconditionsinthecommonareaandremainderofthePremisesthatTenantuses;andnotifyingrentaloffice

oftheneedofreplacementorrepairsto the unit.Tenantagreesnotto usethePremisesforanyactivitythatviolatesanycriminallaw or governmentalregulation.Tenant'sbreachofanydutycontainedinthisparagraphshallbeconsideredmaterial,and shallresultin theterminationofTenant'stenancy.

(11)AGENTDUTIES.CoastalRealtyagreesto providethePremisesinafitand habitablecondition.IfatthetimeTenantisto beginoccupancyofthePremises,AgentcannotprovidethePremisesina fitand habitableconditionor substitutea reasonably comparablepropertyinsuchcondition,AgentshallrefundtoTenantallpaymentsmadebytheTenant.(Exceptions:hurricane damage/evacuation.CoastalRealtyshallconductallbrokerageactivitiesinregardto thisRentalAgreementwithoutrespectto the race,color,religion,sex, nationalorigin,handicaporfamiliarstatusofanytenant.

(12)MANDATORYEVACUATION.IfStateorlocalauthoritiesordera mandatoryevacuationofanareathatincludesthe

Premises,Tenantshallcomplywiththeorder.

(13)EXPEDITEDEVICTION.Ifthetenancycreatedhereunderisfor30 daysorless,expeditedevictionprocedureswillapply. TenantmaybeevictedundersuchproceduresifTenant:(i)holdsoverinpossessionafterTenant'stenancyhasexpired;(ii)commits amaterialbreachofanyprovisionofthisAgreement(includinganyaddendumhereto)that accordingto itstermswouldresultinthe terminationofTenant'stenancy;(iii) failsto payrentasrequiredbythisAgreement;or(iv)hasobtainedpossessionofthePremises byfraudormisrepresentation.

(14)INDEMNIFICATIONANDHOLDHARMLESS;RIGHTOFENTRY;ASSIGNMENT.Tenantagreesto indemnifyand holdharmlessAgentandtheownerfromandagainstanyliabilityforpersonalinjuryorpropertydamagesustainedbyanyperson (includingTenant'sguests)as a resultofanycause,unlesscausedbythe negligentorwillfulactofAgentortheOwner.Tenant agreesthat Agent,theOwnerortheirrespectiverepresentativesmayenterthePremisesduringreasonablehoursto inspectthe Premises,tomakesuchrepairs,alterations,orimprovementsheretoas AgentorOwnermaydeemappropriate.Tenantshallnot assignthisAgreementto subletthePremisesin wholeorpartwithoutwrittenpermissionoftheAgent.

(15)PETS.CoastalRealtydoeshavemany"petfriendly"units.IF AUNITDOESNOTSPECIFICALLYALLOWPETSand Tenantisfoundto havea petinTenant'sunitatanytimeduringTenant'sstay,Tenant'stenancyshallbeterminatedandamandatory additionalcleaningchargeof$300willbechargedto Tenant'screditcardonfile,plusanapplicableadministrationfee.Pet policies and breed restrictions may vary from property to property; please inquire with the rental manager prior to booking.

(16)SMOKINGFEE.Tenantwillbechargeda $300 additionalcleaningfeeto Tenant'screditcard,for smokinginaunitthatis designatedas"NONSMOKING".

(17)REPAIRSANDSERVICECALLS.Wecannotguaranteeagainstbreakdownofairconditioningorotherappliances.Please reportanynon-operativeequipmentto ourofficepromptly.We will makeeveryeffortto haverepairsdonequicklyandefficiently. Shoulda repairmanmakea callto a unitandfindthattheequipmentisin workingorderandtheproblemwasdueto tenant oversightor neglect,allchargesforthe servicewillbechargedto theTenant'screditcardonfile.No rentalrefundswillbemade

dueto failureofairconditioning,otherappliancesoritemsbeyondourcontrol.

(18)LOCKOUTS.If youlockyourselfoutofyourunitandtheAgent,oranemployeeoftheAgent,iscalledto openthedoorfor you,therewillbea $50.00servicefeewhichwillbeDUEATTHETIMEOFSERVICE.

(19)TheGUESTunderstandsthattheaccommodationisprivatelyowned,includingthefurnishings,and neitherCoastalRealty,nor theOwnershallberesponsibleforprovidinganyadditionalfurnishingsorequipmentnotavailablepresentlyonthePremises. Certainareas,suchaslockedclosetsdesignedwitheachunit,arereservedfortheexclusiveuseoftheOwnerandwill notbe availablefortheuseoftheTenant.Alldécorand serviceitemsintheunitareprivatelyownedandprovided.Pleaserespectthemas youwouldyourownproperty.DONOT REARRANGEFURNISHINGSORLEAVEANYFURNISHINGSOUTDOORS

(EXCLUDINGDECKFURNITURE).

(20)RENTALDAMAGEPLAN. As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $2,000.00. Any damages that exceed $2,000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $2,000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy, [ The Vacation Rental Damage plan can be purchased up to, and including at, check-in for $47.00. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Coastal Realty & Property Management any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Coastal Realty & Property Management directly if you do not wish to participate in this assignment. If you do not wish to purchase the Vacation Rental Damage Protection, a $2,000.00 damage deposit will be required upon check-in.

(21)CoastalRealtyPropertyManagement,Inc.,is notresponsibleforarticleslost,stolen,orleftbehindintherentalunits.
