Upon receiving the clubhouse key the following items will be checked. Also, before renters cleaning and damage deposit is refunded, these items must be completed and verified by HOA clubhouse representative to verify condition of the facility.

Clean countertops, sink, table surfaces, stovetop, oven, microwave and refrigerator.
Stove/oven is off and cleaned of debris.
Trashcan liners (55 gallon bags) are emptied and replaced (from kitchen, patio, and bathroom)
Windows and doors are cleaned and free of smudges and fingerprints.
All furniture is returned to original location and is free of spots and stains.
Clean fireplace and all hot ashes removed from building. Damper closed.
All lights (including parking lot) turned off. Exit signs must remain on.
Floors are swept and damp mopped with water only. Spot clean with provided solution.
All decorations and tape have been removed. Use only blue painters tape.
Outside ashtray is emptied and/or cigarette butts are removed from clubhouse grounds and disposed of.
Vertical blinds are not damaged – Keep wide open after rental.
Thermostat is set to 68 degrees in cold months and 78 degrees in warm months.
TV and remote control are operational. TV is off.
Bathroom floors cleaned & mopped. Renter provides their own cleaning supplies.
Sanitary napkin holder emptied.
Bathroom stalls and sinks cleaned including toilets. Renter provides their own cleaning supplies.
All garbage is removed from premises and taken to home for disposal. Dumpsters from surrounding businesses are not to be used or renter will be held responsible for fines.
Outside tables are returned to original location. Umbrellas are closed and bungee corded.
Deck and gazebo have been cleaned. Check for trash between fence and deck. (NO nails, screws, staples, tacks, etc are to be used)
Doorway rugs are shaken out and free of debris.
Lock top and bottom locks on all doors.

Upon completion of the event, all necessary cleaning and repairs are the responsibility of the renter. Any items noted above that are not adhered to will result in forfeit of cleaning and damage deposit. This includes any repair costs due to stains and/or scratches on floor or furniture, any repairs required to appliances, light fixtures, or any other items that may have been damaged during rental event. Member renter’s signature on this cleaning checklist is considered agreement to these terms and conditions. The Seasons 4 HOA Board makes all final decisions concerning refund of cleaning and damage deposit.
