Thank you for listing with Pemberton Holmes Ltd and me and I would like to confirm with you and bring to your attention a few preliminary matters.
Firstly, I have provided you with copies of the following documents:
a) My marketing plan,
b) My CMA for your property,
c) Your listing agreement and Working With a Realtor brochure
d) a copy of the standard contract of purchase and sale used in residential
transactions.
e) a copy of the completed Property Disclosure Statement ("PDS")
Please review these documents and address any questions you may have with me. Please ensure that if there are any issues that come up with respect to your property that may make what is currently stated inaccurate on the PDS you must contact me to ensure we make the required changes to the PDS. Please ensure you contact any lender if you have not done so to confirm any prepayment penalties.
Secondly I have instructed my office and provided them with a copy of the listing agreement and related documents and have also ordered a title search and a copy of the relevant non-financial charges and all strata documents (if applicable). Your listing has been entered into the MLS system and is now available for the public and other real estate agents and in accordance with the contract please direct to me any inquiries you may receive directly.
As discussed I am bearing all marketing costs for your property and in the event of a successful sale commission as stipulated in our listing agreement together with HST on commission will be paid by you at the time of completion.
Please ensure to the best extent possible your home is available at all times for showings and valuable items are safely stored.As mentioned other real estate agents and their clients may be entering your home through the lockbox system and though there are very rarely any issues we cannot take responsibility for others' actions.Please also note that in accordance with the standard terms of the contract the included items in the standard contract (see paragraph 7) include all window coverings and items that may reasonably be considered fixtures such as affixed bathroom mirrors,light fixtures,garage door openers,built in vacuum systems, built in appliances and the like. If there are items that you would like excluded from the sale kindly confirm those with me by email if you have not done so already.
