WICAP JOB DESCRIPTION
TITLE: On- Site Housing Maintenance
PROGRAM: Valley One
RESPONSIBLE TO: Family Resources Director
POSITION SUMMARY: Performs all job responsibilities in a safe manner. Assists the Resources Director in planning and coordinating maintenance and custodial responsibilities. Inventories parts and supplies on hand and requests replacements when needed. Snow removal as necessary. Assists the Family Resources Director with inspections to comply with Idaho Housing and Finance regulations. Assists in advertising vacancies and in explaining and initiating leases for tenants. Enforce all safety rules on WICAP property. Be a team player.
PHYSICAL/MENTAL ABILITIES AND PROCESSES:
· Advanced level decisions needed to adhere to safety and scheduling considerations.
· Daily standing for periods of several hours while executing various tasks.
· Use of cleaning supplies in accordance with manufacturer’s safety data specifications.
· Regular reaching, including overhead to stock and retrieve supplies.
· Daily lifting in excess of 50 lbs at a time, to load and transport bulk supplies, furniture, fixtures, etc.
· Regular crouching, bending, twisting, stooping, kneeling, etc. to facilitate various repairs and maintenance activities. Includes frequent ladder climbing and occasionally crawling under buildings.
· Ability to work independently on assigned tasks.
· Ability to accurately comprehend assignments, prioritize, organize, problem solve and effectively handle multiple tasks.
· Strong computer literacy, keyboard skills - word processing; compatible web design program; database and spreadsheet and Internet and e-mail use required.
· Use of effective communication skills, written, verbal, listening, and the ability to transcribe notes.
· Ability to communicate effectively & professionally with staff, clients and public, involving confidential information.
· Understand, interpret and implement policies and procedures.
QUALIFICATIONS:
1. Eligible to reside in affordable housing.
2. Experience with communicating with diverse clients in a professional setting.
3. Knowledge of basic math.
4. Experience in planning, developing and implementing projects/systems.
5. Ability to understand and negotiate contracts, warranties and purchases.
6. Ability to read, understand, and explain lease agreements and property rules to tenants.
7. Knowledge and experience in facilities maintenance and minor facility repairs.
8. Experience in maintaining current and accurate records.
9. Experience in budget development and monitoring desirable.
10. Ability to lift and move items weighing in excess of 50 lbs at a time.
11. Current Driver’s License and access to a privately owned vehicle with liability insurance for use in completing work responsibilities as needed.
12. Knowledge of modern office communications systems: E-mail, voice mail, IBM compatible computer system, and the ability to operate various office equipment: computers, fax, photocopy, etc.
13. Good verbal and written communications skills.
14. Adult and Pediatric CPR and First Aid Certification strongly encouraged.
15. Bilingual in English and preferably Spanish desirable, but not required. The primary language in the workplace is English.
16. No prior convictions of abuse/neglect.

EMPLOYMENT CONDITIONAL UPON RESULTS OF THE FOLLOWING:
· Criminal History Clearance.
· Successful pre-employment drug and alcohol screening.
· Successful pre-employment physical
· Successful determination for affordable housing eligibility
· Documented on-the-job WICAP education and/or experience may be used as an equivalent to some of the experience qualifications.
RESPONSIBILITIES:
1. Ensure safety is a priority in performing all job responsibilities. Ensure adherence to the safety policy.
2. Assist in program activities to ensure that housing grant requirements for facilities, materials, and equipment are met and implemented.
3. Perform minor facilities maintenance and minor facilities repairs. Be available at all times for emergency situations.
4. Perform snow removal around entrances of the units and sidewalks.
5. Performs all landscaping and lawn care.
6. Coordinate ordering of supplies, materials, and equipment in a cost-effective manner.
7. Assist in assuring indoor and outdoor areas are free of toxins and air pollutants. Ensure areas provide for security of all tenants.
8. Handle resident relations and enforce all community rules and regulations.
9. Inspect housing units before, during, and after occupancy.
10. Work with Resources Director in collecting contracts and other required documents necessary to house new and departing residents. Serves as a liaison with the Family Resources Director.
11. Show units to prospective residents, assists with placement.
12. Performs specific assignments and services in all areas when needed.
13. Perform inspections ensuring facilities meet all health and safety requirements.
14. Perform all assigned responsibilities in a prompt and efficient manner to ensure a quality housing program.
15. Follow step-by-step activities as outlined in plans and policies and procedures.
16. Perform other relevant responsibilities as required by the program.
17. Model the Respectful Workplace Policy when interacting with WICAP customers, community members and colleagues.
18. Participate in professional development, sometimes off-site, at the request and support of supervisor.
19. Must be responsible, and able to handle confidential material, organize effectively, and work independently.
20. Assure that a positive image of WICAP is portrayed at all times.
HOURS: SALARY RANGE:
As Needed Base: Rental Amount
May include nights and weekends $9.95 - $14.20 per hour (after base)
ENTRY SALARY:
New Employees start at the entry-level salary
