HOUSE MEASURING GUIDELINES
TO MEASURE SQUARE FEET OF LIVING AREA:
· Measure perimeter of Main Level that is finished.
· Measure perimeter of areas above the Main Level that are finished.
DEFINITION OF THE MAIN LEVEL:
· The first primary finished level above the foundation (whether it be slab, crawl, or full basement) with an outside entrance that has FINISHED AREA leading to either primary bedrooms, living, dining, or kitchen area on that level. A finished master bedroom in a “basement” below ground level with at least one additional finished bedroom above ground level does not qualify that level as the primary finished level.
TO MEASURE SQUARE FEET OF LOWER LEVEL FINISHED:
· Measure only those areas that are FINISHED AREA.
· Be certain the areas in the Lower Level are indicated as Lower Level Finished Square Feet.
DEFINITION OF LOWER LEVEL:
· Any level below the MAIN LEVEL that has at log seven (7) ceiling height.
DEFINITION OF FINISHED AREA:
· Heated rooms.
· Installed floor coverings ( Carpet, Vinyl, Tile, Finished wood, etc., but not exposed plywood, concrete, gravel, dirt, etc.)
· Installed wall and ceiling coverings (finished drywall plaster, paneling, brick, wood, or metal, etc., but not exposed wood or metal studs, insulation, basement foundation walls, etc.)
NOTE: FINISHED AREA in an “attic” (in the roof) should be noted in a remarks area. Measurements taken in the “attic” should only be to five (5) vertical feet (up & down) at a slant wall. A finished “attic” should also have a finished stairwell.
DO NOT include garages, carports, breezeways, porches, decks, sheds, or any areas that are not habitable as finished.
ROOM COUNT:
· FINISHED AREA rooms (other than bathrooms and storage arm).
· Seven (7’) foot or greater ceiling height.
· Wall lengths greater than eight (8’) feet.
· Square footage of at least eighty (80 ft) square feet.
NOTE: Captive rooms (having to go through a room to get to the “captive” room) should be noted in a remark area.
Square or Rectangle: Multiply two (2) adjacent sides.
Circle: Measure the radius (half of the diameter) and multiply it by
itself (square the radius), and multiply by (3.14159265359)
Right Triangle: Multiply the two (2) adjacent sides at the right angle and
divide by two (2).
Equilateral Triangle: If all three (3) sides are equal, multiply ½ of the base
measurement by the height.
