Patio and Furnace Room Door Replacement

Minimum Specifications

All work will be performed at the Three (3) story Joseph Coach Manor Senior Citizen Housing Complex .Job requirements are to include ,but not limited to the complete removal and installation of patio and furnace room doors on an as needed basis. Awarded contractor is to reuse the existing patio and furnace room door hardware (i.e. deadbolt locks and passage sets).Existing interior trim can be reused if removed without being damaged. If existing interior trim is damaged contractor is to provide new pre-primed interior trim of the same dimensions and style and is to be included in the cost of the patio door replacement.

Note: All quantities and measurements are estimated. Perspective contractor will be responsible for accurate measurements and proper door swing of all patio and furnace room doors to be installed.

Estimated Quantity & Measurements

Patio Doors:

10- 5ft.10in.by 6ft.7in. 4 9/16in. jamb

All patio door units are to match existing patio doors. All patio door units are to be factory primed, pre-hung with full view insulated glass with sliding screen door.

Furnace Room Doors:

10-36inx 80in. factory primed, pre-hung

Preferred Manufacturer:

Patio Doors-Jeld- Wen Fiberglass with 25 year manufactures warranty or approved equal

Furnace Room Doors- Jeld-Wen Fiberglass with 25 year manufactures warranty or approved equal

Start Time & Completion Time:

All work is to be performed during normal business hours Mon-Fri. 8:30a.m.-5:00 p.m. unless authorized by management. All Patio& furnace room doors are to be installed with utmost speed consistent with good workmanship. All patio& furnace room doors that are scheduled for installation are to be completed in one (1) business day.

Bid Terms:

Bid price is to include but not limited to all necessary labor, materials and warranty for the complete installation of patio and furnace room door units. All apartment units are to be left in as clean condition as found prior to the removal and installation of patio and or furnace room doors. Awarded contractor is responsible for the complete disposal and haul away off premises of all patio and furnace room doors ,trash, debris etc.The bid price is to also include the removal and reinstallation of window treatments in occupied units.The moving and replacing of all furniture as needed in occupied units to complete patio door installation.

Note: Aluminum flashing is to be installed in one piece under all thresholds prior to the installation of new patio and furnace room door units & extend a minimum of 1 inch over existing aluminum trim to provide a water tight seal.All patio and furnace room doors, flashing etc.are to be caulked on the exterior using the best available window door and siding sealant recommended for aluminum and vinyl siding. The color is to be White. All patio and door cavities are to be insulated with fiberglass batt insulation prior to the installation of interior trim.
