L.1.a.Bylaw 13747 – To amend the Zoning Bylaw from (AG) Agricultural Zone to (RSL) Residential Small Lot Zone, (RPL) Planned Lot Residential Zone, (RF4) Semi-detached Residential Zone, and (PU) Public Utility Zone; located south of 167 Avenue and west of
50 Street, Hollick Kenyon

PURPOSE

To allow the development of low density residential uses in this part of the Hollick-Kenyon neighbourhood, and apply the appropriate zoning to the AltaLink right-of-way.

J. Andrew, Scheffer Andrew Ltd., was in attendance to answer questions in favour of the passing of Bylaw 13747.

L.1.b.Bylaw 13756 - To amend the Zoning Bylaw from (US) Urban Services Zone to (DC2) Site Specific Development Control Provision; located west of 101 Street and north of Kingsway, Central McDougall

PURPOSE

To allow the development of a six-storey, above-grade parking garage on the site. Five storeys of the parking garage would be used by the Royal Alexandra Hospital. One storey would be used for customer parking by the landowner to the north of the subject site.

L.1.c.Bylaw 13758 – To amend the Zoning Bylaw from (IM) Medium Industrial Zone to (PU) Public Utility Zone; located at
15507 – 137 Avenue, Mistatim Industrial

PURPOSE

To allow for a range of public utility uses. The applicant’s stated intent is to develop the site as a northern expansion of an existing stormwater management facility to the south.

There were no persons present to speak to the passing of Bylaw 13758.

L.1.d.Bylaw 13741 – To amend the Zoning Bylaw from (RF2) Low Density Infill Zone to (RF3) Low Density Development Zone; located at the southwest corner of 107 Avenue and 154 Street, Canora

PURPOSE

The proposed use is a three-unit row-house with a detached three-car garage having access from the lane.

PURPOSE

To allow the development of single detached and semi detached residential dwellings and low rise apartment dwellings immediately east of the existing
199 Street alignment and west of the proposed 199 Street alignment.

L.1.f.Bylaw 13740 – To close a portion of 45 Avenue; located at 45 Avenue and west of 199 Street, The Hamptons 

PURPOSE

Once closed, the area will be consolidated with lands to the south and developed for low density single detached residential use.

PURPOSE

To allow the development of semi-detached housing, single-detached housing and a private park.

L.1.j.Bylaw 13377 – To adopt the Place LaRue West Neighbourhood Area Structure Plan 

PURPOSE

To establish a development concept for the area that supports low density commercial uses, including those serving the hospitality and tourism market, auto sales and a limited node of general retail, service and warehouse sales. The Neighbourhood Area Structure Plan’s (NASP) development guidelines are intended to protect the privacy of La Perle residents and maintain a safe and attractive environment for two major arterial roadways. In addition, the NASP will establish an Arterial Roadway Assessment area and set policies for access, roadway construction and servicing in the area.
