RENTAL APPLICATION PROCESS: GENERAL INFORMATION

Federal and California state fair housing laws guarantee a right to housing free from discrimination based on race, color, national origin, religion, sex, familial status, disability, source of income, sexual orientation, age, marital status, or any other arbitrary characteristic. We welcome all applicants in accordance with these laws.

1.  To qualify, income must equal 2 times the rent. PROOF OF INCOME IS REQUIRED before processing this application.

2.  FICO score must be greater than 600.

3.  NO SMOKING of any substance on the property!

4.  No Pets (unless pet is approved by the Owner of the property and in compliance of requirements).

5.  No vehicle repairs.

6.  PROOF OF RENTERS INSURANCE BEFORE ENTRY.

7.  MUST SHOW PROOF OF PG&E, WATER & GARBAGE BEFORE MOVE-IN DATE.

8.  Upon Acceptance, copy of Government Issued I.D. (must be legible.).

9.  We take your rental application seriously. Once you submit a completed application, we will immediately begin processing it. Therefore, application processing fees are not refundable. Upon request, written documentation of specific processing services and costs will be provided.

10.  In order to be processed, your application must be complete, including:

·  A social security number for each intended occupant, and for each co-signer. We will not process any application unless social security numbers are provided.( some exceptions may be given in lieu of the SS#)

·  Any individual over 18 intending to either rent or co-sign must be classified as an “APPLICANT,” even if additional application forms are required. Information regarding all minors who would be living at the premises must be listed in the space provided for “co-occupants.”

11.  If you are notified that the property owner has accepted your application, you will be requested to pay a “Deposit to Hold,” payable by cashier’s check or money order. The amount of the deposit to hold is determined by the rental value of the unit. Until you actually deliver this deposit, and sign the preliminary paperwork, the property still qualifies as available for other interested applicants.

12.  A tentatively accepted application may be declined before completion of the rental

contract, if during verification process, the information provided on application is found

either derogatory or credit report rating is not adequate.

13.  $40.00 Application fee is for each possible tenant. We have to run credit checks on all roommates (adults only). .
