A.Board Membership

  1. Treasurer & Secretary positions are open and need volunteers.
  1. Maintenance Issues
  2. Mailbox Structures – Board brought up the issue with repairs needed to many of the mailbox structures. Much discussion around the need to keep a standard look across the subdivision in order to keep the aesthetic look similar. We debated the need for repairing structures or replacing all 206 units and a vote was called for. It was decided to replace all 206 mailboxes and structures by a vote of 9 for and 8 against. There was also a vote to determine the use of either metal or plastic mailboxes and it was unanimous in favor of plastic in order to keep consistent with Creekwood Highlands. The board will work to solicit bids for the project and will send out an assessment notice to all homeowners of their cost and details. The discussion was based on a cost of $100 per household and it was recommended that if the cost were to stay with 25% of that estimate that no additional vote would be needed from homeowners. It was also suggested that the board wait to receive at least 80% of payments before scheduling the work and that will be taken into consideration as the board moves forward with the project.
  3. Lamp Posts – address homeowners where not working and have association repair and issue bill as needed. There are currently 17 homes in the subdivision with non-functioning lights and Troy is working to resolve.
  4. CCHA Web Site – it was agreed by all in attendance to keep the site active but to turn off the “board” functionality, as it is not used. Dave will work with provider to complete this ASAP.
  5. It was recommended that an email distribution list be created to communicate with homeowners as a way to reduce the costs associated with mailing needs. If interested in joining the distribution please send an email to Sue Steinkraus at .
  6. Holiday Decorations/Lights – It was asked that all homeowners please remove their holiday decorations and turn off lights in a timely fashion once the holiday has passed. Troy will work with homeowners this year to ask them to be removed or turned off ASAP.
  7. Trash around the ponds – It was discussed that trash builds up around the ponds and even though TLC does remove it as part of their maintenance program, they are only contracted during the summer months of the year when moving is needed. All homeowners can feel free to pick up trash around the ponds and subdivision as needed.
  8. Pond Algae – the pond algae company will be using a new type of product this year to try and keep the algae under better control. They will also use a sediment remover if needed at the end of the season. PLEASE NOTE: They asked that all homeowners not use fertilizer with phosphorus as this helps the algae grow. It is now also against the law in WI to use such fertilizer and it cannot be purchased any longer.
  9. Pond Posting Signs – It was discussed to add several additional posted signs to the ponds in order to keep non-homeowners off the property. The board will add at least 2 signs on the interior side of each pond and this will also help us to comply with our insurance needs. Sue will purchase signs and they will be installed.
  10. Annual Rummage Sale – to be held on 5/20,21 & 25.
