Board Meeting notes

Old Items:

  • FHA – Rental Caps are no longer legal and people can buy in Daybreak with FHA
  • Cars have been parking in front of the fence to the other property near the F and G buildings. The cars have been tagged and have not been back since.
  • Parking lot – we have not finished the spraying of numbers and handicap spaces as well as power washing of the lot. Half of the job has been done and they were waiting for better weather to complete the job.
  • Pet Poop Bag Station/by B building –A HO called in with privacy concerns regarding the stations placement. There are shrubs in front of the window already. Property Management will look into further.
  • The check for the roof work on buildings B, G, and E for completion in the summer of 2016 has been signed and delivered to Property Manager.
  • Landscaping - There has been no walk through with the Landscapers set up at this time to address concerns
  • A Photo Cell station is needed for A-D buildings to regulate the lights of the community at night. The old system appears to be failing. Lights are staying on all day, some lights don’t come on at all, some buildings come on as scheduled and some do not.

New Items:

  • Landscaping –
  • Tree trimming – particularly for the G building
  • Bush trimming – particularly around garbage stations
  • Sprinklers
  • Black Nugget Road trimming
  • Water Leaks – these are still occurring. We need to take an inventory of sagging patio roofs. There is issues with siding in the D building. There are issues also in the A and E building.
  • Chains are needed on the garbage stations in an attempt to prevent outsiders and homeowners from throwing out items in our garbage stations. These items include, but is not limited to, home appliances, furniture, computer equipment, etc.
  • We are observing a lot of move in’s and out’s. The Board believes that we’ve put into place a $200 move in/out fee. We will work with Property Manager.
  • The Master Insurance policy is costing us $600.00 less than last year. The deductible is down by $6,000. We need to inform the HO’s of the change and remind them to go to the website for conditions of the new plan.
  • Financials – all is good and nothing out of the ordinary.
  • It has been observed that pets over the 25lb limit set by the Community Rules and Regulations are living in our community. A reminder needs to go on the website and listed on the Resale Certificate. The Board will discuss with the Property Manager what our options are.
  • Light bulbs have been seen to be out throughout the community on a regular basis. Maintenance is supposed to be monitoring and replacing on a regular basis. This does not appear to be happening. The Board will work with the Property Manager to rectify.
  • A fence post facing Black Nugget Road has been down for 2 weeks and has not been fixed at this time. The Board will work with Property Manager to rectify.
  • On the G building the posts to the foyer overhang are rotting. Board members observed others throughout the property in a troubling state as well. This appears to be caused by drain pipes however further study will need to be completed in order to determine the true cause and fix.
