Marketing Philosophy

On behalf of CPS Country Air Properties and myself, I would like to thank you for the confidence you have placed in us in helping to find the fair market value for your property. As a real estate marketing professional, it is my goal to find an appropriate buyer, in a timely manner, and negotiate a successful sale.

Listing your property is just the beginning. The most important job we have is marketing your property in order to expose it to as many qualified buyers as possible. All of the tools below are very effective, to increase the chances of getting top dollar for your property, and each are available to you. Presentation

One of the most important parts of representing a property is in the presentation. Professional, attractive pictures can catch a buyers interest more than anything else. Good pictures and carefully chosen words to describe your property will open the door for buyers to want to see the property and what it has to offer. Bad pictures, or no pictures at all, can stop a buyer in their tracks.

Virtual Tours

Great pictures are a very good start, but don’t always give the buyer the complete image of the property. With so many buyers on the internet today shopping for property, they want to see as much information about the property as possible. Country Air Properties posts virtual tours for all our listings and I feel it is a great opportunity to let the buyers preview the property from the comfort of their homes.

Multiple Listing Service

The Lake County MLS reaches over 600 members, which include agents from Lake, Mendocino, Napa and SonomaCounties. Most of these members have a database of buyers and new ones arriving daily, just looking for the right home. There is also exposure of your property on the Bay Area MLS, called BAREIS, which has a total of over 4700 real estate offices registered for this service, from counties such as Napa, Sonoma and Mendocino. They too, have multiple agents, each with multiple client databases. All it takes is one buyer.

Web Presence

This medium offers exposure of your property worldwide and is visited by millions of people each year. It is a powerful tool and is the best possible way to reach the most people looking for properties in our region. Statistics show that more than 70% of all homebuyers now start their search on the internet. Depending on the marketing package you chose, your listing could be featured on the following websites: (localMLS) (bay area MLS) and more! Note: Our listings are “showcase listings”, which are the premier way to get more information that home shoppers want, when browsing the internet. More pictures and details being available increase the interest in your property.

Email Alerts

We offer an email service that announces your listing to a huge database of buyers. The buyers can sign up for this service and receive new listings that match their search criteria. We currently have 100’s of clients signed up for this service.

Sign and 800 # with extension

The sign makes it easy to find your property, when weekend visitors or other agents are looking for properties for sale. The personalized extension assigned to your property will offer a presentation tool with important information about the property, available 24 hours a day.

Postcard Mailing

We will be mailing at least 30 postcards announcing the sale of your property to people who live in the area around your property, as well as homebuyers that have expressed an interest in your style of home in the past. Sometimes, when a neighbor gets the post card they announce it to their family or friends, as they would love to have them own a home close to them. (it has happened more than a few times)

Print Ads

There are several popular real estate magazines and newspapers available, that offer a wide range of exposure, from Lakeport to Santa Rosa to the SF By Area. Some of the publications include: The Real Estate Book, Mend-Lake Real Estate Guide, Homes and Land, Lake Co. Record Bee and The Press Democrat.

Announcements

We currently have about 60 agents. Twice monthly we have in house meetings, where we will have an opportunity to describe your property to our agents in detail. Each agent has a database of buyer contacts and often an agent will contact them with this information, while it is fresh in their minds.
