CONTRACT SPECIFICATIONS FOR:

SITE WORK:
D.R. LEMIEUX BUILDERS Inc. will provide all site work as required to complete the above referenced project and as outlined below:
- City Water and Sewer
- Remove all trees necessary to complete project.
- All driveways to be paved to garages.
- Builder to Hydro-seed all disturbed areas.
FOUNDATION:
- 8” Thickness of concrete walls with 8" x 16" footings.
- Exterior or interior perforated foundation drains, to daylight or sump-pump hole.
- Crushed stone under basement floor.
- Basement floor to be 3 1/2" minimum in thickness.
- Foundation to be water plugged at ties and coated with one coat of foundation coating.
- All concrete to be 3000# strength at 28 days.
FRAME:
- 1st. Floor: 2x8 or 2x10 lumber 16" o/c. with 3/4" OSB tongue and groove plywood.
- 2nd Floor: 2x8 or 2x10 lumber 16" o/c with 3/4" OSB tongue and groove plywood.
- All sub floors to be glued and nailed.
- Exterior Walls: 2"x6" K.D. SPF 16" o/c. with 7/16 OSB
- Interior Walls: 2"x4" K.D. SPF 16" o/c.
- All ceilings to be strapped before sheet rock.
- Roof: Trusses 2x8 or 2x10 lumber 16" o/c. with 5/8 CDX Plywood
- 4x8 pressure treated front deck and 10x12 Pressure treated rear deck.
EXTERIOR:
- Vinyl siding.
- Typar or equal house wrap.
- Vinyl tilt-in double hung windows, with screens and with internal grills.
- Kitchen window over sink to be a casement window, crank-out.
- All exterior doors to be fiberglass.
- Sliding glass patio door to be 6” thermo pane door.
- Maintenance free Aluminum trim in white, #2 pine sub surface.
- Shutter as shown on plans.
- Roofing: 25-year shingles, with ice and water shield over sofit areas and valleys.
- Roof ridge vented and vented sofit system.
INSULATION:
- Walls: R-19 (6 inch) Kraft faced with moisture barrier.
- Ceiling: R-30 (9 inch) Kraft Faced with moisture barrier.
- Basement: R-11 (3.5 inches) fiberglass Batts on ceiling.
PLUMBING:
- CityWater and Sewer
- 1 Bath, white fiberglass tub units on unfinished up homes...
- White Toilets and drop-in porcelain lavatories, white in color, with single faucet.
- Stainless steel kitchen sink, single faucet with sprayer.
- Washer and dryer connections in basement.
- Pex piping, copper piping and PVC returns.
- Passive radon vent installed in floor and pipes are in the walls terminating in attic, but not through roof. Buyers will be responsible for final connections if a radon vent is ultimate needed.
- Hose connection on front and back of home.
HEATING:
- Forced Hot water 1 zone direct ventedoil furnace.
- Water is to be off furnace.
ELECTRICAL:
- 200 AMP service per unit.
- 2 cable locations, Bedroom and living rm.
- 2 telephone locations, Bedroom and KitchenIsland.
- 1 ceiling fan locations,Bedroom, Fan by Buyer.
- Dinette area can be a fan or dining room light, Light or Fan by Buyer.
- GFCI receptacles as required.
- Smoke detectors as required.
- All switches and plates to be white in color.
- 2 outside outlets
- 8 recessed lights included in kitchen.
- 1fan light ceiling exhaust fans installed in anybathroom.
- Door bell at each door, one chime.
INTERIOR:
- Cabinets: White Panel Contemporary cabinets or standard oak cabinets are included for all bath vanities and kitchen cabinets. Upgrade options are available.
- Counter tops are laminate, color by buyers.
- Carpet to be $20.00 per sq yard, one color only.
- Linoleum to be $20.00 per sq yard, 3 different patterns.
- ½ inch drywall on walls, 1 coat primer, 1 coat finish, Color: Linen, flat, Benjamin Moore
- ½ inch drywall on ceilings, smooth finish, Color: Pure white, flat.
- Doors to be smooth 6 panel with 2/1/2 colonial casing with brushed nickel trim.
- Baseboard to be 3 ½ colonial
- Trim to be pre-primed and painted with pure white semi gloss paint.
- All closet shelving to be Closet maid or equal.
ALLOWANCES:
- Appliances $875.00 total
- Lights $200.00, 2 front door, 1 side door, 1 deck, 1 in dinette and 1 over bathroom sink.
NOTES:
- All second floors have the utilities (electric, plumbing, heating, cable and phone) terminated on to the second floor. A licensed trades person will need to complete the installation for future expansion. Buyers will also have to obtain a building permit from town for that future expansion.
WARRANTY:
D.R. LEMIEUX BUILDERS Inc. shall construct this structure according to all State, Federal, and Local regulations including the BOCA Building Code. D.R. LEMIEUX BUILDERS Inc. shall warranty all labor and material for a period of one year from the date the certificate of occupancy is issued.
These specifications will supersede all other written and/or verbal specifications.
